Kitchen
Located centrally between the dining and living areas, the kitchen offers guests all the modern appliances required an enjoy a family-friendly self-catering holiday. These include a double Neff oven, AEG large family induction hob with extractor over, slimline dishwasher, microwave, large fridge with two drawer freezer below and a Nespresso coffee machine.
Dining
While the chefs enjoy all the kitchen has to offer, other members of the group can keep them company from the dining table which is positioned just the other side of the breakfast bar. With a bench and four chairs, there's plenty of space for 6 guests at the table with low-hanging lighting above.
Living
At the end of the open-plan room is a small living space with a large two-seater sofa, positioned perfectly in front of the wood burner. Glazed double doors lead from here to the courtyard garden and a door leads to the utility room.
First Floor
Carpeted stairs rise to the first floor. At the top, there is a step up into the king bedroom, and a step up to the hallway leading onto the family bathroom and a step down into the bunk bedroom.
King Bedroom
Styled with a seaside theme with a metal framed king bed placed centrally beside tables (containing a hair dryer) with lamps. Plenty of storage in the solid chest of drawers and on the hanging rail.
Bunk Bedroom
A great space for kids, this bunk room has views of Southwold's lighthouse and a basket of books to enjoy. The bunk beds are 2'6" and not really suitable for adults. Storage is in the wardrobe.
Family Bathroom
Offering an L-shape bath with double shower above and glass shower screen, his and hers basins with large mirror above and WC. There is also a heated towel rail with towels provided and a shaver wall socket.
Second Floor
A sliding door from the first floor landing opens up to the wooden stairs, which lead to the double bedroom on the second floor.
Double Bedroom
A very special bedroom with panoramic views of Southwold, starting from the colourful beach huts with the sea behind, across to the famous lighthouse and ending at Southwold water tower.
Couples can enjoy a double bed with two velux windows above, wardrobe space for your belongings, as well as an armchair and side table for you to sit back, enjoy the views or perhaps read a book!
Outside Space
Guests will enjoy the enclosed courtyard garden, designed with a variety of paving, stones and oak sleepers to create the perfect space to dine alfresco. There is a hand-made wooden table, with a selection of stools and chairs. This garden twinkles at night with the outside spotlights, creating a magical evening atmosphere at any time of year.
A parking space is available behind the courtyard garden, accessible through the back gate.

beautiful house, immaculately clean, had everything you could possibly need and more. 15 minutes walk to southwold, easy walk to the town center and the beach. only negative is there was no back door key, so we couldn't go out the back door and lock it from the outside or come back in from the back door. there should of been a spare set of keys left for the house, but there was only 1 key left for the internal front door. saying that, would definitely return.

A lovely home in Reydon which is a short walking distance from the centre of Southwold. The house was beautiful, beds were great and lovely bathroom and shower. Utility room was super handy too.

Could not fault our stay at Sea Grass. The most beautiful designed interior, all very clean and absolutely anything and everything you could possibly need for a stay. A fantastic base for exploring the East Coast.

Southwold is a lovely place and we were lucky with the weather. The accommodation was excellent, very clean and comfortable and nicely designed. There were only two of us adults in the end so there was plenty of space. There was onsite parking which was great but not much in the way of peaceful outside space to relax. Overall though, we were very happy with the accommodation. However were we surprised to be offered fans to rent (which we needed as it was very warm) at £15 each. This is an expensive accommodation and I would expect to find fans in a cupboard for use in hot weather if there was no air conditioning. We thought this was quite mean of the company.

Lovely house just ten minutes walk in to the centre of Southwold. Very quiet with village store 30 seconds away. Interior beautifully designed - simple, clean, bright and great attention to detail. Would happily stay again

A fabulous, comfortable cottage, with everything you could wish for in a holiday home. Wi-Fi was a little unreliable, but apart from that it was perfect!
