The space

Melton Hall is one of Suffolk's most historic and distinctive private homes, recently reimagined for modern living.
Set on the edge of Woodbridge — a short walk into town and a stone's throw from Suffolk's heritage coast — it offers privacy, design and luxury.
At its centre is one of East Anglia's most spectacular pool areas: a heated pool by Miria Harris, tiled in checkerboard and framed by arches and gardens.
7.5 acres of lawns, meadows, and woodland create a sense of calm and space, with the River Deben just minutes down the road, and the coast a short drive away.
This is an estate setting with immediate access to town life. Set within seven acres of private gardens and grounds, everything Woodbridge offers is still within easy walking distance, from cafés and pubs to the marina and cinema. This is a house in the town, not a remote country hideaway, offering a rare combination of space, connection and convenience.

Inside, the interiors by Rebecca Sicardi pair original detail with carefully sourced antiques and original art.
The rooms are generous and practical, designed for groups and families, with thoughtful touches throughout: a spectacular red dining room for long dinners, a hidden oak-beamed cinema, and even a children's dormitory that's both fun and functional.

POOL — PLEASE READ
The pool is open from 1st May to 1st September as standard and is included in your booking at no extra cost.
Outside of these dates, the pool is not heated or prepared as standard. If you would like to use the pool between 1st September and 30th April, a heating surcharge will apply. Please contact us for details and to make arrangements — at least two weeks notice is required and requests cannot be guaranteed with less than two weeks notice.

The Pool
The pool is open and available as standard from 1st May through to 1st September. Outside of these dates (1st September – 30th April), the pool is considered out of season and will not be heated or prepared unless requested in advance.
Out-of-season requests: If you'd like to use the pool outside of the above dates, please let us know at least two weeks before your arrival so we can arrange for it to be heated and fully prepared. Requests made with less than two weeks notice unfortunately cannot be guaranteed.
Out-of-season surcharge: An additional surcharge applies for out-of-season pool use to cover preparation and heating costs. Please notify us at least two weeks before your booking start date and we'll confirm the exact cost at that point.

Living & Dining
The Bertazzoni kitchen is made for gathering — a huge stainless steel island, banquette seating area and separate prep kitchen.
The linked red dining room is ideal for special dinners, its centrepiece a giant dining table handmade from a fallen oak tree from the grounds. Multiple sitting rooms offer quieter corners, each with doors opening onto the garden. The second kitchen can also support private chefs and retreats.

Sleeping
Melton Hall sleeps up to 17 guests across nine bedrooms, each with its own character and views.
On the first floor, six rooms include three Super King suites — one with a four-poster bed and large double shower — along with a king size room, a bright twin and a charming single ideal for children.
Upstairs, three further bedrooms include a spacious Super King suite with its own living area and deep tiled bath, a King corner room beneath a skylight, and the playful 'Mickey Mouse' Disney-themed dormitory that sleeps up to four children. Several rooms have their own bathrooms, and all are fitted with new mattresses and high-quality linens.

Gardens & Grounds
Step outside into seven acres of gardens and grounds: a walled rose and kitchen garden, a wildflower meadow, a Japanese garden and pond, and a woodland.
There's space for tennis, basketball, croquet, yoga, or simply sitting by the pool terrace with a book. Also watch out for the resident family of deer that live on the grounds.

Entertainment
Both living rooms come with new hidden Samsung Smart TVs. The top floor contains one of the building's centrepiece features — a 'secret' hidden cinema room with 8K projector and Monitor Audio Surround Sound.

Location & Lifestyle
Walk into Woodbridge — voted the UK's Happiest Town — for riverside pubs, cafés, and boutiques, or catch a film at the little cinema on the marina. Try paddle boarding or kayaking on the River Deben, and explore the Suffolk Coast, from Aldeburgh to Southwold, for beaches, its up and coming food scene, and open skies.
The house is also close to several award-winning golf courses.
Woodbridge connects to London Liverpool Street in under two hours, making Melton Hall an easy countryside escape. Melton station is less than 10 minutes walk.
The house is walking distance to various pubs and local shops, including a deli, butchers and bakery. The River Deben and riverside paths are less than five minutes away.

The 'Mickey Mouse Room'. The kids' dormitory that can sleep up to 4 children. Two single beds, with two further pull-out single beds.

The accomodation was beautiful and as advertised. Communication was not up to expectations at times as a number of issues came up while we were on property (including issues with the water, amenities, and services). Would be 5 stars if the service / responsiveness was better, and also had issues with having towels on property (pool and shower) and general bathroom amenities, for the air BnB luxe service advertised. Overall a good experience and we enjoyed our stay.

We hosted a family reunion at Melton Hall with grandparents down to grandchildren. It is very spacious, tastefully designed, and practical with the possibility to comfortably host big groups for meals. The garden area is large and we played games and tennis, but the biggest hit was the heated swimming pool. The kids and adults alike spent hours swimming and playing in Spring weather in what is a lovely space. All-in-all, a fantastic weekend in a beautiful part of the country. Our hosts were very attentive and responsive during our stay.

Beautiful property, amazing grounds in a lovely location. My family and I stayed at the property over the bank holiday weekend and we had a wonderful time. Cassandra and her team were such great hosts, super attentive and gave us some great advice on things to do and see. The house is a great place to spend quality time with friends or family and explore the surrounding area. Looking forward to visiting again in the near future.
