Steps rise to the front door which takes you into an entrance hall with space for coats and footwear and the stairs ahead of you. Most of the ground floor is taken up by the open-plan kitchen/dining room which has a door to the back hall with more space for coats and shoes as well as doors to the garden and cloakroom.
KITCHEN/DINING ROOM
A lovely light room with windows facing east and west. The dining area has eight chairs sitting around a sturdy table and an additional four chairs scattered around the house in case of extra guests. There’s a chest of drawers with a TV and a wonderful Teac turntable audio system for your entertainment; you’ll find some records but may want to bring your own!
Kitchen appliances include a Hotpoint oven with a separate grill, ceramic hob with extractor, dishwasher, fridge (four shelves & a drawer), freezer (two drawers and ice tray), a Nespresso machine (please bring your own pods) with frother, microwave, toaster, kettle, Kenwood mixer, electric hand mix, washing machine, dryer and even a wine fridge.
REAR HALL
A glazed door opens to the garden and there’s more space here for footwear and coats.
CLOAKROOM
Simply with the essentials, WC and wash basin.
FIRST FLOOR
Carpeted stairs rise to the first-floor landing where the living room sits at the back of the house and the twin and bathroom at the front. All rooms, other than the bathroom are carpeted.
LIVING ROOM
Sun streams in through two sets of double doors which open onto Juliet balconies. Two sofas and a couple of stools give ample seating with a TV and lots of games and books for your entertainment.
TWIN BEDROOM
Twin beds sit by the window with a table between them. There's also a wardrobe and a chest of drawers.
SHOWER ROOM
The sash window allows natural light into this chic room with a corner shower cubicle, wash basin, WC and heated towel rail (towels provided).
SECOND FLOOR
Carpeted stairs rise to the 2nd floor where there are two bedrooms, one with en-suite and an additional family bathroom.
MAIN BEDROOM
Wake to the sun rise over the sea. The super king roll top bed takes pride of place between bedside drawers, and you can unpack fully, storing your clothes in wardrobes with shelves and hanging space with more drawers on either side of the dressing table.
EN SUITE SHOWER ROOM
There’s a double shower, wash basin, WC, heated towel rail and natural light through a light tube in the ceiling.
BATHROOM
Conveniently between the two bedrooms, this room has a bath, WC, wash basin and heated towel rail.
DOUBLE BEDROOM
Overlooking the rooftops at the front of Lapwings, this pretty bedroom has a double bed with bedside drawers, a chest of drawers and a large wardrobe with plenty of hanging space.
GARDEN
Furnished so you can catch the sun as it moves around, with a table and chairs on the patio by the house for breakfast, and a second small table and chairs to catch the evening sun at the bottom. The garden is a combination of astroturf and paving and a gate takes you to a path leading to the old railway track, which also gives you easy access to wheel bikes around the back and store them safely in the garden.
PARKING
Directly in front of the house with space for two cars and extra visitor parking spots round the corner.
A well equipped and comfortable house that provided an ideal base for our party of five adults and a dog. Several places to visit within walking distance (such as Aldeburgh town and beach and Thorpeness) and many others just a short drive away (such as Dumwich, Sutton Hoo, Orford Ness and Framlingham Castle).
We had a great stay and enjoyed the cleanliness of the house. Beds were comfortable and house was very well equipped. We recommend the local pub which had a great atmosphere. We could not get the BBQ going but found another solution. We can definitely recommend this house.
Very enjoyable family break. Comfortable accommodation and walkable to beach and town. Would highly recommend.

Beautifully decorated & spacious house. Easy check-in, parking directly outside property, 10 - 15 minute walk into town. Perfect for a UK seaside getaway
The property was like home from home and beautifully kept. It had everything we needed and more. It was quiet and just a short walk to the beach and into town. The team at stay in Suffolk were very friendly and informative and we will only be too happy to use them again.
Great
We had a great stay here. The house was just as described, and it was spotlessly clean. The designated parking was a great bonus, and we could walk in to Aldeburgh in about 10 minutes. The beds were comfortable, bathrooms great, linen and towels lovely quality. We would have loved to have been able to stay longer! Our only issue which wasn't resolved was that the wifi did not work. The codes given by the host and in the house manual were incorrect, and despite contacting the host and receiving a reply, it still didn't work. So that really needs to be rectified. We will definitely be returning here, highly recommended!

Excellent place to stay. Absolutely gorgeous house with everything you could possibly need. Peaceful setting. Beach within easy reach via several routes. Enclosed peaceful garden surrounded by nature. Sea visible from upstairs bedroom window. Aldeburgh is such a delightful place to stay and use as a base to discover this part of the beautiful Suffolk coast.
