Three of the four bedrooms, along with the kitchen, lounge and study, enjoy breathtaking views of the water—so whether you're cooking, relaxing or simply wandering through the house with a cup of tea, the ever-changing river scenery is always part of your stay.
The spacious open-plan kitchen and dining area is well equipped and ideal for shared meals, slow breakfasts or long chats over supper. The cosy lounge, complete with an open fire, invites you to unwind after a day exploring the peninsula. A bright conservatory opens directly on to the garden, offering a peaceful spot to read, listen to the birds, or enjoy a quiet moment in the sunshine.
Box Iron Cottage retains much of its original character which adds charm and authenticity. The cottage has steep stairs and a few low beams and doorways, which may make access unsuitable for some guests.
For those seeking a moment of calm—or needing a comfortable place to work—the study provides both privacy and inspiring river views.
Large windows throughout the cottage frame the surrounding countryside, creating a wonderfully restful atmosphere in every season.
Ground Floor
The main entrance, kitchen and study feature rustic brick tiles that give a relaxed country feel from the moment you step inside. A convenient downstairs WC and a sunlit conservatory complete this level, with sliding doors that open on to the garden during warmer months.
Outside, the private garden includes a lawn, outdoor seating and a BBQ—perfect for relaxed breakfasts, leisurely afternoons or dining outdoors on warm summer evenings. The private driveway comfortably accommodates two cars, keeping arrivals and days out easy and stress-free.
First Floor
Upstairs, the master bedroom offers sweeping river views that can be enjoyed straight from the comfort of the bed, along with an ensuite shower room. A second double and a twin bedroom share the same beautiful riverside outlook, while the second twin overlooks the peaceful garden—a calming retreat for children or adults alike.
The Area
Set in the village of Shotley, Box Iron Cottage is perfectly placed for exploring the Shotley Peninsula and the neighbouring hamlet of Pin Mill. One of the area’s most loved walks begins right from the back door: wander down towards the water, turn left, and follow the shoreline along the River Orwell all the way to Pin Mill and the much-loved Butt and Oyster pub—an idyllic spot for food, views and watching the boats drift by.
For everyday essentials, Hollingsworth’s in Chelmondiston offers fresh produce and a handy Post Office counter, while the Shotley village shop provides extended opening hours for convenience. Visitors can also enjoy a trip to the nearby Suffolk Food Hall, known for its excellent local produce, café and impressive riverside views.
Takeaways include Lee’s Cottage (Chinese) and Lasanne, which serves fish & chips as well as Indian dishes—ideal for easy meals after a day out walking or exploring.

We stayed here for a two-day work trip at Jimmy's Farm during the recent heat wave, and it was a fantastic location. Beautiful surroundings, gorgeous house and comfy beds. As animal people, we loved seeing the owl in the evening using the telegraph pole out the front of the house as it's launch pad, and the deer out on the grassland. The garden was a lovely location to relax. Would highly recommend.

The property was super and met our needs. It was great having the conservatory as well as the lounge and garden and the kitchen was a perfect size for the number of adults. The cottage was well equipped - the iron was missing but that was quickly resolved - with plenty of crockery and cutlery etc. and we appreciated having the initial basics provided i.e. loo roll, washing up liquid, dishwasher tabs. The property was in a beautiful location and was very peaceful. With so much to do in the local area, 3 days was not enough - although we crammed so much in we came home feeling like we had been away for a week!

We had a wonderful stay at Easter with 4 adults and 3 children in our group + dog. The property was in a lovely location with wonderful views down to the river and beautiful walks right on the doorstep. We all enjoyed watching all of the wildlife in the garden each day. House was very clean and spacious. Thoughtful gifts of biscuits and milk were also left for when we arrived. Kitchen very well equipped. Lovely walk to the pub in pinn mill from the house. The only thing we could have done with was an extra shower as there is only one (if you don’t include the shower attachment in the bath). We would definitely stay again!
