This charming, spacious and stylish holiday home is located in the heart of the vibrant seaside town of Southwold, just a short walk from the sandy beach, iconic pier and beach-hut lined promenade, making it ideal for a seaside holiday or a short break with friends, family and the dog.

The space

The house is tucked away in the corner, behind the Adnams Cellar & Kitchen shop.

The front door opens into a stunning reception room. The double aspect makes for a light and bright space with a large picture window set to the far end. Doors lead out to the garden at the end and there is also a door in the kitchen area leading to the garden at the side.

The fully-equipped kitchen has a full-sized integrated fridge/ freezer, integrated dishwasher, washing machine, electric hob and oven, microwave and kettle. There is a table, chairs and bench seat, should you wish to dine in. The engineered oak floors give a lovely warm feel to the room, and the addition of a remote-controlled fire in the corner makes a lovely feature for the winter months. There are several, deep cupboards providing handy storage. The lounge has a 2 seater sofa, a 3 seater sofa and an armchair. There is also a dog bed and bowls to make your dog feel welcome.

By the front door is a ground-floor cloakroom with a WC sink with a cupboard under, a towel rail and a coat cupboard. There is a window bringing in natural light.

Upstairs, there are three well-proportioned bedrooms along with the family bathroom.

Bedroom 1 has a double bed, an armchair, fitted wardrobes, 2 bedside tables and 2 lamps. The window looks out to the garden and neighbouring properties.

Bedroom 2 has a double bed, a chest of drawers, a dressing table with a mirror, 2 bedside tables and 2 lamps. Window looking out to the Cellar & Kitchen shop and courtyard.

Bedroom 3 has bunk beds and fitted wardrobes. The window looks out to neighbouring properties and children's playground beyond.

The family bathroom has a bath with a shower over, a WC, a sink with drawers under and a heated towel rail. The window lets in natural light.

Outside, the garden wraps around the property with a decked area to the rear and a further side garden area with shingle. A garden shed is tucked to one side and a gate leads to the front past a second timber shed. With a view up to the spire of St. Edmunds church, the property is well-positioned to enjoy the town and the beach.

You can unload outside the property and free parking can be found on nearby roads

Stayed here with my husband and 3 year old son for a short trip to Southwold and would highly recommend. Lots of room downstairs and comfortable bedrooms. We used the dishwasher and washing machine during our trip and it was lovely to relax in the evening with the cosy fire. Location was excellent for us, minutes from cafes/shops and 30 second walk to a lovely children’s park. We would stay again for sure.

We loved staying at Skimming Stones over Easter. The property is high standard and in a great location just off the high street. The downstairs area is all open plan which makes it a very social space to spend time as a family. Upstairs the bedrooms are all really good size and a modern bathroom. We would have loved to have a bigger dining table to all eat together - it only sits 4 whereas the property sleeps 6. The property is near the Adnams shop and cafe but not too close to bother us and there was no early morning or late noise . We really loved it and will book again!

Great location, lovely house. You can tell it's corporate rental by the meagre welcome pack and the extra for everything pricing policy but I recommend it for the location.
