2 baths When you arrive at the house there is parking for 2 cars on the driveway.
You walk into a light-filled entrance hall with the living room to your right, downstairs cloakroom to your left and open plan kitchen / diner and conservatory ahead.
The lounge has ample seating with a 4 seater and 2 seater leather sofa and a pouffe where you can unwind with a book or a glass of your favourite tipple in front of the roaring log burner. There is a Smart TV which is Netflix / Amazon compatible and you can also get Freesat channels. Double doors lead out to the enclosed garden to bring the outdoors in.
Downstairs cloakroom with WC, sink and heated towel rail.
The spacious open plan kitchen / diner has a table (extendable to seat 6 comfortably) and chairs and is fully equipped with full size integrated fridge / freezer, integrated dishwasher, Neff hob, Nespresso coffee machine, microwave, pull-out larder and plenty of storage. The washing machine and dryer can be found in the garage.
At either end of this room, 2 sets of doors lead into the spacious conservatory which, together with the kitchen / diner , makes this the heart of the house and is ideal for socialising with friends and family. Doors open into the large secluded garden so you can make the most of indoor/outdoor living in the summer months.
Upstairs there are 3 bedrooms and the family bathroom.
The master bedroom has a king-size bed, 2 bedside cabinets, a storage chest, fitted wardrobes and a window looking out onto the garden
Ensuite shower room with glazed windows, WC, large walk-in shower with 2 grab rails, sink and heated towel rail.
Bedroom 2 has a single bed, bedside table and a fitted wardrobe and window looking out to the back garden.

Outside, at the back of the house is a large secluded enclosed garden, part paved, part laid to lawn with lots of trees, shrubs and flowers making it an ideal place to relax in this peaceful spot in Orford, yet still only a short walk to the pubs and restaurants.
Orford is the perfect place for anyone who wishes to get away from the hustle and bustle of day-to-day life and wishes to enjoy the peace and quiet of a village little changed over the years. A beautiful spot offering a perfect base for walkers, cyclists, artists or those who wish to wander down to the river to watch the fishing boats go by! It lies within the Suffolk Coasts and Heaths Area of Outstanding Beauty.
Great location Lovely Private garden. Mainly secure for dogs, there’s a small gap under 1 section we had to cover to stop our small dog getting under. 23° – 28° When we stayed which made the conservatory unbearably hot 80% of the time :( House gets extremely hot in warm weather even with fans on. Lovely Home from Home stay. Secure garden for dogs. Few minutes walk to shops and pubs. Great base to visit Aldeburgh, Southwold and many other places. Snape Maltings and Parham Museum well worth a visit. Tunstall woods nearby which is great for dog walks. Lots of areas for picnics. The pubs and shops all very welcoming and dog friendly. House as described, exactly what we needed when working locally
We had a wonderful stay in Orford. The property was great. Quality fixtures and appliances, lovely and warm, comfortable beds and very clean throughout. Everything you needed and more! Thoroughly enjoyed exploring Orford and surrounding places. Would highly recommend.
Lovely house in beautiful village with many local attractions
Stay in Suffolk we’re really responsive and friendly to deal with. Super helpful arrival instructions and great information . The house was super clean. Great location walkable to the centre of the village. Great by pubs the crown and jolly sailor. Loads of fantastic walks from the door . Orford ness was a great trip and a cruise on the lady Florence. The house was really well equipped , comfy beds , lots of hot water. It is a super warm house you really need fans. Especially the second bedroom and the curtains let a lot of light in so would take blackouts with us next time. The only missing thing was no shower gel but everything else was great. We will definitely be back to orford but maybe not in the summer next time . Thanks for a great stay
Lovely property a few minutes from the centre of Orford.
The house was terrific full of facilities. It was only a 5 minute walk to the Kings Head where there was a varied menu and good food. I would recommend to anyone 😀😀

Nothing wrong with accommodation - was as described. Not a lot happening in village - local pub not serving food as refurbing kitchen. Weather was very hot which prevented going out much ( we had dogs ) except early morning and late evening. Nice walks around river area.
