You’re welcomed into the hallway with the stairs rising ahead of you, the family room, utility room and cloakroom to your right; living room and back hallway with door to the garden and space for buggies etc. to your left; and kitchen/breakfast room with French doors to the garden at the back of the house. The whole house is carpeted other than the kitchen and bathrooms.
KITCHEN/BREAKFAST ROOM
Sitting at the back of the house, this large and light kitchen has French doors opening into the garden – ideal for dining in the fresh air. Units wrap around two walls and house everything you need to cater at home - an electric oven with a separate grill, a four-ring gas hob with an extractor over, an under-counter fridge, a dishwasher, free standing microwave, a kettle and a toaster.
There’s a dining table with six chairs and a highchair for little guests!
LIVING ROOM
This cosy room with a wood-burning stove has a couple of sofas, a TV and DVD player and a selection of books, DVDs and games for your entertainment.
FAMILY ROOM
A great place for kids to chill, simply furnished with bean bags and a cabinet housing a TV.
UTILITY ROOM
Families are sure to find this room useful when they come back from the beach or sailing as it can be accessed from the back of the house where there’s hard flooring. There’s a sink, washing machine, clothes rack and heated towel rail so you can dry clothes, plus bags of storage for groceries and an under-counter freezer.

With WC and washbasin.
UPSTAIRS
Steep carpeted stairs with a handrail rise straight to the first-floor landing where you’ll find doors to the main suite, family bathroom, double and twin bedrooms.
MAIN SUITE
An exceptionally spacious room which is furnished with a king-size bed between bedside drawers and extra storage in the chest of drawers and corner clothes horse.
EN-SUITE SHOWER ROOM
The shower cubicle has both rain and handheld showers and there’s a window and the essential WC, wash washbasin.
BATHROOM
Ideally located for guests in the double and twin bedrooms and fitted with a bath with a hand-held shower over it, a WC, wash basin and window giving natural light.
DOUBLE BEDROOM
A lovely light double-aspect bedroom with windows to the front and back. This generous bedroom has a king-size bed between bedside shelves and additional storage in a built-in wardrobe with hanging and shelf space and an attractive side unit doubling up as a dressing table.
TWIN BEDROOM
Sitting at the front of the house this large twin has ample storage for you to unpack and settle in with a chest of drawers, wardrobe, bedside drawers and sturdy twin beds.
OUTSIDE
The house is set back from Saxmundham Road with a path leading up to the front door and continuing to the back of the house where a gate opens into the back garden. The front garden is mainly lawn with a patio and bench inviting you to enjoy a morning coffee in the sunshine. The garden at the back is fully enclosed and also grassed with a patio - perfect for games or meals. There’s also a parking bay with space for one car and additional roadside parking at the back or on the road at the front.
Great property but unfortunately dogs arent allowed upstairs, on the furniture, or to be left unattended in the property- this isn't in the property description or house rules - only in the property guide which was provided 2-3 days before the stay. This wasn't ideal, although we managed to make it work, but it really should be in the listing as it does impact the holiday. The house is lovely, great layout, loved all the space downstairs to store dog stuff, beach stuff, shoes/coats etc. The kitchen is very well stocked with utensils/pans/crockery etc, fantastic provision for children with their own cutlery, highchair, bath toys etc. Bedding and towels beautifully clean, lovely gardens, Great location. We'd stay here again.
We had a great few days at 103 Saxmundham Road. The house is very spacious and well equipped. We were happy to walk into town but if you have very young or elderly people with you it might be too far for them. The house was lovely and clean, comfortable beds, and everything we wanted. Thank you.
Nice house! Good location, 20 min walk to the beach and has two supermarkets 5 mins walk away. A spacious and well equipped house. Comfy beds. Good selection of games too! Only thing I would say is the sofas in the main lounge only fit 3 people. It’s great to have two lounges but if you all want to sit together you have to sit on bean bags.

Such a lovely place! In a great location, walking distance to the town and beach. Plenty of parking. We loved our stay here !
A very spacious property for 5 adults and a dog. Two excellent, dog friendly gardens and good, quiet parking behind the house. Lots of dog walks from the house and lots to see and visit in the local area. We all enjoyed our week in Aldeburgh.
We had a great stay between Christmas and new year. Property was easy to find and was clean and rooms spacious. It’s about a 15min easy walk to the seafront. A fuse went on one of the days and we had no electric or heating but someone came round to fix it within 20mins of our call which was fantastic!
Exactly what we needed for a few days out of town during half term. Plenty for the children to do including a circus at Friday Street, opposite the incredible farm shop. The house was warm and comfortable after we came in from a great day out at Dunwich Heath. Parking outside is a bonus, also playground 3 minutes away from the back gate. Aldeburgh is good for gifts, and quality food shopping.
Perfect house just outside of Aldeburgh. Walking distance into town and for visiting the local attractions.
