The space

Beautifully designed with quality fabrics, furnishings and fittings throughout, the sociable and spacious open-plan living space is sure to be at the heart of your stay. Deep handsome, leather and velvet sofas surround the 50” TV and a dining table with six chairs gives ample space for guests to chill and enjoy a home-cooked meal or a takeaway from one of the many choices in town. Bosch integrated appliances in the corner kitchen include a waist-height oven, grill, microwave, large fridge/freezer and even a wine fridge and bar stools at the central island where you can enjoy a glass of chilled Chablis. All three bedrooms have a boutique hotel feel and you can choose from a king-size with en suite bathroom; a super king zip and link; or a twin with the family bathroom conveniently located off the hallway.

With off-road parking for two cars you can truly relax and walk into town, along the beach or railway track to the magical village of Thorpeness; go sailing; play a round of golf; or perhaps hire bikes and explore the Suffolk countryside in this Area of Outstanding Natural Beauty.

ACCOMMODATION DETAILS
There are four steps with a handrail up to the front door which opens into a hall with seating and hooks to one side and the utility to the other. A door on the left opens into the open-plan living space at the front and to the bedroom doors to the right. Hard flooring runs through the living space and bathrooms with deep carpet in the bedrooms.

LIVING/KITCHEN/DINING ROOM
Sure to be the hub of your holiday whether relaxing in the living space, dining, or cooking up a storm!
The kitchen/s is exceptionally well equipped for a holiday home with a full-size oven, grill, microwave, fridge with four shelves and the veg drawer, four drawer freezer, a dishwasher, wine cooler, kettle and toaster.

UTILITY/CLOAKROOM
Conveniently located by the door so you don’t traipse through with sandy feet! There’s a washer/dryer, wash basin, WC and all the necessities such as the iron, ironing board and clothes horse.

MAIN BEDROOM WITH EN-SUITE SHOWER ROOM
The king-size bed sits between windows and bedside tables in this elegant bedroom with a wall-mounted TV opposite. There’s ample storage in a built-in wardrobe with drawers and hanging space and a charming dressing table with a velvet stool to perch on.
EN-SUITE
A luxurious shower room with sandy-coloured tiles, natural light, double basins, a double shower cubicle with both a rain shower head and handheld, a WC, natural light and heated towel rail (towels for all guests are provided).

GUEST BEDROOM
At the front of Briargate, this room with a large window giving plenty of light, has zip and link beds which can be made into a super king or twin (be sure to state your preference when booking, it will be set as a twin as standard). There’s a wall-mounted TV and wardrobes, shelves and a chest of drawers give plenty of room for your belongings.

TWIN BEDROOM
Sitting at the side of the house; furnished with twin beds, a wall-mounted TV, a bedside table and a couple of wardrobes so you can unpack fully and settle in.

FAMILY BATHROOM
Conveniently located for guests staying in the guest or twin bedroom, this attractive modern bathroom has a shower attachment over the P-shaped bath, a wash basin with plenty of storage beneath and to the side of the unit, a WC, heated towel rail and a window giving natural light.

OUTSIDE
Briargate’s raised wooden deck has to be one of the most idyllic places to be on the Suffolk Coast; positioned by a stream beside the rustling marshes with the sea in the distance. There’s parking for two cars on the tarmac area to the side of the property. Marsh View Lodges are based in the picturesque, and idyllic town of Aldeburgh in Suffolk. This Area of Outstanding Natural Beauty is the perfect place to take a luxurious, British Staycation at any time of the year with something for everyone in the family. The park is less than 200 yards away from the long shingle beach stretching from Aldeburgh to Thorpeness with the iconic Benjamin Britton Scallop Sculpture in the middle. Quaint and colourful buildings house unique, independent stores, art galleries, restaurants, pubs, cafes and takeaways. There is a stretch of Lakeland and Marshland if you’re more of a rambler and fantastic cycle routes to explore! You can even catch a show at Snape Maltings, which is the leading arts venue in Suffolk. Marsh View is also a convenient location for doing business in Ipswich being just 25 miles down the A12 or a 30-minute train ride from Saxmundham.
