Step into the entrance where there is a seating area to your left, looking out onto the front courtyard garden, this leads into the dining area with table and chairs to seat 6 comfortably. Ahead, is the fully equipped kitchen with an integrated full-size fridge / freezer, integrated dishwasher, eye level microwave, an Aga as well as an electric induction hob and an electric oven. A door takes you out into the enclosed courtyard garden with a delightful, sheltered area to dine al fresco. Off the kitchen is the utility area with a washing machine, butler sink and another free-standing fridge. Continue walking around and there is a downstairs cloakroom on the left and further along a door leads into the generous sized living room. There are 2 armchairs, a 2-seater sofa, a 3-seater sofa, footrest, coffee table and wall mounted smart TV. There is a dedicated study off the living room.
Downstairs, the tiled areas, including the kitchen and cloakroom have underfloor heating.
Upstairs there are 3 bedrooms and 2 bathrooms. Both bathrooms have underfloor heating.
The generous sized family bathroom has a WC, hand bath and large walk-in shower with waterfall shower, and handheld shower
Bedroom 1 : King size bed with 1 bedside table, fitted wardrobes and a window looking out to the back at allotments, the common, golf course and beyond
Bedroom 2: Twin, 2 single beds, 1 bedside table, fitted wardrobes. Dual aspect with windows looking out to the front and back
Bedroom 3: Master with king size bed, bedside shelves and fitted wardrobes. Dual aspect making it bright and airy.
Ensuite with WC, hand basin and shower.
Outside there is parking for one car in front of the house, a front courtyard garden and an enclosed sheltered rear sunny courtyard garden.
Additional parking is available on the road or the common close by.
Spinners Lane is a no-through, private road. An old fashioned, wooden turnstile at the end of the lane leads directly on to Southwold common and footpaths then take you to the harbour and river.

Beautiful house and wonderful location, less than 5 minute walk into Southwold. Lots of shops, cafes pub/restaurants, food was great and fish and chips were the best I’ve had anywhere. The house was very comfortable and well appointed, would thoroughly recommend.
We had a lovely stay in Southwold. The home was lovely and had everything we needed. The location was perfect.
Had a marvellous time in Southwold. Central to that was the property which was simply fantastic. Brilliantly appointed and located. Hilary is a terrific host. Would not hesitate staying here again. Loved it!
Peaceful stay, within easy distance from the high street and beach.
A really comfortable and relaxing stay, house very well equipped. The host was quick to contact me and with clear instructions and information. The location was great, the town a sea were easily reachable on foot. Fresh flowers and welcome pack were lovely additions. Would definitely recommend!
