A charming cottage with a sunny courtyard garden and roadside parking at the top of town just a short stroll to the sea and the bustling high street. Comfortable interiors comprise an open plan living/dining room, a well-equipped kitchen, stylish bathroom, and two cosy bedrooms on the first floor.

The space

You’re welcomed directly into the open plan living/dining room with the sitting area furnished with a couple of comfy sofas and a coffee table positioned for you to enjoy the wood burner and the TV.
The adjacent dining space has another sofa to encourage you to relax, a cabinet well stocked with glasses, and a table with four chairs so you can enjoy dining at home if you prefer, with plenty of take-aways to choose from within walking distance.
KITCHEN
A couple of steps take you down to the smart kitchen which is well-equipped for catering from home with an electric oven with four ring gas hob and extractor, a good sized fridge/freezer (5 shelves and veg drawers in the fridge, 3 drawers in the freezer), a microwave, a dishwasher, a toaster and kettle, and a washing machine.
The back door takes you out to the garden and there’s a door to the bathroom.
BATHROOM
An attractive room with natural light where the bath has both rain and hand-held shower heads and a shower screen, and there’s a WC, a wash basin with vanity drawer beneath, and a heated towel rail (towels will be provided for all guests).

FIRST FLOOR
Relatively steep carpeted stairs with a handrail on the right rise from the dining area to the first floor landing with doors to both bedrooms.
FRONT BEDROOM
Step up to this light bedroom has an impressive king size bed between bedside drawers and additional storage in a wardrobe, chest of drawers and a dressing table (could be used as a desk if needs be), with a stool.
BACK BEDROOM
Sitting quietly at the back of the house, also with a double bed and a shelf above for your books and bedtime drinks, plus a wall mounted TV. This charming room is a little smaller so just has a chest of drawers for your clothes, and a hook behind the door.
OUTSIDE
Catching the afternoon sun in the summer months, this private garden across a little communal path (occasionally used by the neighbours). There's a sturdy table with six chairs and solar lighting for al fresco dining; a brick BBQ platform designed for you to use a disposable BBQ on, and a washing line.
LOCATION
There’s unrestricted parking on a first come basis on the Leiston Road in front of the house, as well as parking on Kings Field just a few minutes walk away, conveniently near the Tesco and Co-Ops.
It’s also a lovely 10/15 minute walk into the heart of town for all the shops, eateries, fish shacks, independent cinema, art galleries and, of course, the beach and North sea.

The cottage was excellent with good facilities . It was very well equipped & clean. The furnishings & decor were very tasteful . The location was quiet and either easy walking into Aldeburgh or on a bus route. There was good communication with the hosts regarding instructions, information on restaurants & what to do. It was an excellent stay & I could highly recommend staying here .
