Ten steep wooden stairs (with a rail to steady you) rise to the first-floor landing with doors to the three bedrooms and the stylish bathroom.
LIVING/DINING ROOM
This spacious room is simply and tastefully furnished with a couple of comfy sofas, a wall mounted TV between them, a dresser, and a table with four chairs conveniently placed by the doors to the kitchen.
KITCHEN
A modern minimalist kitchen, with reclaimed Iroco work top and equipped with everything you need to cater at home – electric oven, four ring gas hob, dishwasher, microwave, good sized fridge and 3 drawer freezer, kettle and toaster, plus cookery books on the shelves to inspire you, and a little table with a couple of chairs.
BATHROOM/UTILITY
Off the back hall, with a bath, wash basin, WC, natural light, a washing machine and dryer.
FIRST FLOOR
SINGLE BEDROOM
Step up to this bedroom which sits quietly at the back of the cottage and is furnished with a single bed, a chest of drawers, table (handy work space if needed) with a chair, and a couple of hooks for clothes behind the door.
SINGLE BEDROOM
The landing is split level with a couple of steps up to the next single on the left, which overlooks the garden and is furnished with a bed, desk and chair.
BATH/SHOWER ROOM
Well placed for guests in all bedrooms, this stylish bathroom has both a rain and hand-held shower heads over the decadently deep claw foot bath and there’s a WC, wash basin and heated towel rail – towels will be supplied for all guests.
DOUBLE ROOM
Located at the front of the house, with storage in a small wardrobe/chest, a desk and chair.

40 Grimsey Road is a mid-terraced cottage in the heart of Leiston within easy walking distance of take-aways, shops, restaurants, the historic cinema and, a little further away, the leisure centre. The Suffolk Coast at Sizewell and picturesque Thorpeness is just 2.5 miles away, making this ideal for a leisure or corporate stay. There’s unrestricted parking on the road, car parks close by, and a small garden at the back with a path running down the side so you could wheel a bike down to store it out of sight if you fancy exploring the area on two wheels.
