Located in a quiet spot at the top of the town steps, this three-storey Victorian terraced holiday home has undergone a complete renovation for 2026 bookings - ideal for a short break or traditional week at the seaside. Aldeburgh’s vibrant high street and the sea just a five-minute walk from the front door on Park Lane. Interiors are spacious, stylish and comfortable throughout with three bedrooms (2 king and 1 twin).

The space

GROUND FLOOR
You’re welcomed into a long hallway stretching to the kitchen/dining room at the back of the house, with the living room/study to your left, a cloakroom, plenty of space for footwear and to hang coats on shaker pegs, and the carpeted staircase rising to the first floor. The living room is carpeted, the hallway has wooden flooring and the kitchen is tiled.

LIVING ROOM
The sun streams into this sociable room through the big bay window with shutters at the front, and the sash window at the back.
As you enter there's cosy seating surrounding the wood burner to take the chill off winter evenings, and a deep leather chair to sink into with a good book at the far end, plus a desk in the corner for guests needing to do a spot of work or studying. Entertainment is provided with a Freesat TV and a DVD player, well stacked book shelves with a good choice from cookery books to inspire you and popular novels to children's stories; as well as games and jigsaws for all the family to enjoy.

KITCHEN/DINING ROOM
A lovely light modern room with a wonderful indoor/outdoor feel thanks to the picture window overlooking the garden. French doors give easy access to outside dining and there’s a handsome farmhouse style table for dining inside. Units sit along two sides with a built-in electric oven with a separate grill, a five-ring gas hob with an extractor, a super big fridge/freezer with four drawers, a dishwasher, a washing machine, and a free-standing microwave, kettle and toaster.

FIRST FLOOR
Carpeted stairs rise to the first-floor landing which is split level and there’s a stairgate fixed at the top. All bedrooms and the landing are carpeted with bathrooms having painted wooden floors.

MAIN BEDROOM
An incredibly spacious bedroom decorated in restful shades of green with two big windows overlooking Park Lane. The king-size bed takes pride of place between chests of drawers and there’s additional storage in a Narnia-sized wardrobe, plus a chair to relax in.
EN-SUITE SHOWER ROOM
A chic en-suite where the double shower cubicle has both a rain shower head and hand-held shower attachment, plus a washbasin, WC, heated towel rail (towels are provided for all guests) and light coming through the glazed door.

BACK BEDROOM
Sitting quietly at the back overlooking the garden, this smart bedroom has an attractive king size bed between bedside drawers, and additional storate in the wardrobe, plus a little stool in the corner.

FAMILY BATHROOM
This luxurious bathroom with a feature bath and hand-shower is easily accessible for the back and twin bedrooms. There's also a good-sized shower cubicle with both rain shower and hand-held shower heads, a wash basin with vanity unit beneath, WC, heated towel rail, and natural light through the wide sash window.

SECOND FLOOR
Carpeted stairs rise to the landing and twin bedroom where there’s a glimpse of the sea and church over the garden and rooftops.

TWIN BEDROOM
This stylish bedroom has a sloping ceiling (tall guests beware!) with a window in the eaves and is furnished with sturdy wooden beds, bedside drawers, and additional storage in a chest of drawers. A couple of comfy chairs and footstool sit in the corner for bedtime stories.

OUTSIDE
Park Lane runs between Alde Lane and The Terrace at the top of the town steps, with unrestricted parking in front and in the neighbouring roads so you can park and make the most of the location, walking to shops, restaurants, the beach and all that Aldeburgh has to offer. The long garden is fully enclosed, partially laid to lawn with a wooden deck next to the house and a second one at the bottom of the garden catching the sun earlier in the day, plus a BBQ for summer dining. There’s a shed where you can store bikes and a path runs along the back to give access without going through the house.

Wonderful stay, house exactly as described, very clean, well equipped, great location in Aldeburgh just steps from the sea, great location to explore other places including Snape, Thorpeness, Southwold and Minsmere. Will definitely stay again.

Family holiday returning to Aldeburgh after years of being away. This property was in a superb location for accessibility to the town, with a view of the sea as you walk down. The rooms were spacious and the house, while feeling slightly old, also felt modern and renovated. Very happy with the selection and will likely be enquiring again in future.

The cottage was bright and airy and very cosy. Lovely peaceful sunny garden. Super comfy beds. Squeaky clean. Perfect location very close to the pretty town and beach. It was perfect for us and our two little dogs. Highly recommend and we will definitely be returning.

A beautiful home with private garden and perfect proximity to town. The house is well equipped and maintained - a real treat to stay in. We forgot our travel stair gate so had to swap sleeping arrangements around. the property has one stair gate on the first floor but not the second floor so we recommend taking one for the second floor if your children still need help with stairs. Beware the dropped curbs on the road outside the house - not that obvious but there’s a keen parking warden roaming and we found out the hard way!

The house was perfect for our needs. Very well located for access to the pretty town and beach, and near to the Thorpeness. Loads of options for breakfast, lunch and dinner. The Dolphin at Thorpeness was very good.
