The space
Enjoy a stay at this spacious family friendly home just minutes from the famous Southwold beach. Cosy up by the log burner on chilly evenings or enjoy the sunshine in our expansive gardens with a huge deck and undercover pergola. This beautiful two-storey home boasts 5 bedrooms and sleeps 12 adults with a toddler bed available (for a child under 5), making it possible to accommodate up to 13 guests.
Bedrooms:
The bedrooms are designed for ultimate comfort and relaxation, ensuring a restful night's sleep. The master bedroom includes a double sofa bed, ideal for families or extra guests.
Bedrooms 1-3 have double beds, while the fourth offers full-sized bunk beds and downstairs you’ll find the playroom with a king size day bed.
Bathrooms:
The house features 2 bathrooms and a cloakroom, providing plenty of space and convenience for all guests. You'll find well-appointed facilities designed for comfort and ease, ensuring a relaxing stay.
Living room:
The living area is bright, airy and open-plan, seamlessly connecting the kitchen and dining room with a door if needed. It boasts a large log burner for relaxing on chilly evenings.
Kitchen:
The kitchen is fully equipped with all the essentials for preparing meals, including all cooking utensils, cookware and appliances. Whether you're whipping up a quick breakfast or a family dinner, you'll find everything you need to feel at home.

The property features a spacious private driveway that can comfortably fits up to four cars. Additional free parking is available across the street at the park.

Other things to note
✓ For the log burner, we provide one complimentary basket of firewood during the winter months to get you started. If you wish to use more wood, we kindly ask that you purchase additional firewood locally or I leave bags of extra wood for guests to purchase.
✓ This is not a conventional holiday rental, it’s a cherished family home, available mainly during weekends, school holidays and peak seasons. Thoughtfully designed for comfort and relaxation.
This can mean storage space is limited but I can arrange for space to be made for longer stays. The house is therefore lived in with not everything perfectly matching and brand new which you might find in a holiday let. I DO NOT provide bath or beach towels but hand towels are provided. PLEASE BRING YOUR OWN TOWELS.

We had a really enjoyable stay in Southwold and the house was an excellent base for our visit. The property was beautifully presented, very comfortable and clearly well looked after, with everything we needed for a relaxing stay. The location was particularly good, making it easy to enjoy Southwold and everything the town has to offer while still providing a peaceful and comfortable place to return to at the end of the day. The house itself was spacious, clean and thoughtfully equipped, and it very quickly felt like a home away from home. Communication and arrangements were friendly and straightforward throughout, which made the whole experience very easy from arrival through to departure. Southwold is always a lovely place to spend time, and having such a comfortable and welcoming house made our stay all the more enjoyable. We would happily recommend the property to others and would certainly consider staying again in the future.

We had a brilliant few days at this house - it had fantastic space for 6 adults and 6 children (ages 8-16). A rare find in the area at a great price! Perfect for a celebration and a 15 minute walk to Southwold. The kids especially loved the park directly opposite the back garden which was a fantastic bonus. The house felt homely and welcoming. Had a fabulous stay at Philippas place, beautiful big house plenty of space, plenty of rooms, comfy beds. It’s as described; a lived in loved family home, which coming to stay with my whole family we could really appreciate and we felt super comfortable there. we had a really fabulous time and I would definitely stay again! Location is great, would’ve loved to be there longer so we could have explored southwold more!

Philippa's house was perfect for our family get away - 5 adults, 2 young children & 2 dogs. The garden is large and enclosed with loads of outdoor seating and there was a large play area immediately across the road. Inside was large, beautifully furnished and very well equipped. Perfect location for exploring the area. Philippa's instructions for locating the property and gaining access were excellent. A great place!

We had a great stay for my 30th bday. We were 12 guests and we had plenty of comfy space. Fire pit was nice to have 🤠 kitchen was well equipped too. Walkable to Southwold and the harbor where there is some great fish and chips. I don’t love that we had to bring our own towels (though that is seemingly the new standard) but Philippa made it clear that was required before our arrival. Would definitely stay here again!
