Dining Room
With views of the rear garden through the huge window, this bright room features a large dining table with space for everyone to enjoy long lazy lunches. If it’s chilly, in addition to the radiator there’s an electric flame effect fan heater and if anyone fancies a tinkle on the piano, please do so.

This double aspect, spacious room is perfect for friends and family to enjoy the smart TV, play games and relax together. Guests are welcome to use the open fire in the cooler months. Please note, the sofas and chairs in this room are very comfortable but only temporary and will be replaced when the new ones arrive (delayed due to the pandemic).

Ground Floor Twin Bedroom
Perfect for children or adults, this bedroom offers two standard single 3’ beds and plenty of storage in the chest of drawers and wardrobe. The window looks out to the back garden.
Shower Room
A useful room providing facilities to the ground floor bedrooms. White modern suite with shower cubicle, wash basin and WC. The shower is a gravity-fed Aqualisa shower and not a power shower.

Single Bedroom
Along the landing to the left of the stairs is the single bedroom with a standard size 3’ single bed. Suitable for an adult or child if you like donkeys, this rear aspect facing room has storage in a chest of drawers and hangers on the back of the door.
Family Bathroom
With a classical-styled bathroom with a bath, wash basin and WC. There is restricted head height over the bath due to the eaves of the building.
Outside
Parking for at least two cars is available on the gravel drive beside the property. The garden gate leads through to the pretty, enclosed cottage garden with a central apple tree, lots of seasonal plants and outside seating. There’s a charcoal BBQ to use if you wish.
Exactly as it looks in the photos. Very nice and helpful owners next door. Right next to the pub, but quiet and lovely walks right froom the door. Would highly recommend.
We loved staying in this spacious yet cosy bungalow. It was well equipped and the kitchen had everything we needed. The local pub was very good value for meals. Aldburgh Southwold and Woodbridge were all an easy drive away. Everything was spotlessly clean and the welcome pack much appreciated. We would definitely recommend this bungalow and we would love to return.
Great few days. Will book again
We all had a very comfortable stay. Loved the house. Very well equipped and plenty of space with comfortable beds
The Spinney is a spacious home set close to the windmill and old mill public house. It has all you need to enjoy a Suffolk countryside stay close to Framlingham with its castle and old market square and near enough to the coast at Dunwich with its lost city. Beds are comfy and kitchen is fully equipped (shops in Framlingham are a drive so be prepared). Plenty of games, useful guide books and flat screen TV and a nice garden to enjoy in good weather. Good value.
Brilliant stay with the family, celebrating a birthday. Quiet and peaceful, lovely home and garden. Owners were brilliant too. Will be staying again.
Very easy process, the house was very clean, well equipped and spacious, would definitely stay again!
Lovely clean beautiful house with everything we needed for our stay. Our grandchildren had a fabulous time playing in the garden. We all thoroughly enjoyed our stay.
I really enjoyed this property. House was clean and complete of everything you could think of .
