Step into the light and airy lounge with a 2-seater sofa, leather armchair, Smart TV and log burner to snuggle up in front of on those chilly winter evenings. Doors open onto the garden, a perfect private space to relax with a glass of your favourite tipple and soak up the summer sun.
This leads into the kitchen / dining area. The fully equipped kitchen has an electric 4-ring hob and oven, microwave, dishwasher, washing machine, toaster and kettle.
There is a table and chairs to comfortably seat 4 guests should you wish to dine in. Windows looking out to the garden flood this room with natural light making it feel light and airy.
Upstairs is the bedroom and bathroom.
The bedroom has a double bed, dressing table with a chair, chest of drawers, and bedside table. Windows on either side bring in natural light.
The owners have made the most of the space with it being a listed building, with the bathroom having restricted head height, there is a bath with a hand held shower, WC and hand basin. A Velux window brings in natural light.
Outside there is a shingled area with table and chairs where you can relax and dine al fresco
There are some great walks right on the doorstep: the ancient woodland of Reydon Woods for starters, as well as a walk across the River Blyth and Bailey Bridge to the charming seaside village of Walberswick. Stop off for a pint and a ploughman's or fish pie at The Bell Inn. Further down the coast, there is a stunning heathland, designated an Area of Outstanding Natural Beauty, which sits under the auspices of the National Trust and RSPB Minsmere.
There is off road private parking for one car

Lovely, quiet spot away from the holiday homes of Southwold but very walkable into the town and across the river to Walberswick. Good pubs and loads of places to eat. Host kindly allowed us to change the dates at short notice although would have been nice to stay longer. The bath was fine but shower would be good and apparently the host is looking into it. Many thanks

Quite expensive for a single person stay for only 2 nights but it was the middle of the school holidays in Southwold, so I guess should be expected. It is very close to where my friends live in Reydon and within walking distance of the town, the pier and the beaches so superbly placed but also quiet and secluded. Very well kitted out and highly recommended, I’d probably stay out season in future simply because of the cost. I read in the guest book others received a bottle of fizz or a welcome pack when they arrived, myself and Ollie didn’t so that was a little disappointing but hey ho. Luckily we brought our own milk, although there were teabags and coffee, that didn’t detract from the place just would’ve made us feel a little more welcome. Everything inside was perfect, clean, tidy and perfect for a short or long stay. Had a lovey bath with plenty of hot water. I would say beware of the sloping bedroom ceilings in the bedroom and bathroom, I did bump my bonce a few times!

We had an amazing stay and would highly recommend. A nice 15-20 minute walk to the main street of Southwold or just under a 5 minute drive. It felt homely and was exactly what we was looking for!

Clean and cosy, but with enough space. Great sun trap garden with herbs and flowers. We bought our own food to eat in. The location was good as it was quieter than being in Southwold and an easy walk in. Good communication and flexibility.

We chose the Coach House for its walkable distance to Southwold and for its charm and privacy. It certainly delivered all this and my daughter and I enjoyed our 2 night stay. It was cosy and comfortable. For a longer stay I would want a shower, a less tired kitchen and a larger bed but overall we were very happy.

What a lovely little place the coach house was, really cosy and well equipped. All very clean and tidy, really comfy bed and well equipped kitchen. Ideal setting for those wanting to be slightly away from the Southwolds which I can imagine gets crazy busy in the summer months. Easy 15 min walk in to the centre of Southwolds and beaches or a 25 minute walk across the marshland to the harbour and great fish outlets. Highly recommend a stay here for a lovely experience of this stunning area.

We were happy to enjoy a bath and not fret over a stand-up shower. Does Air BnB still give the guests a rating? We met Tina briefly but never saw David. Shame. We enjoy some social contact with owners but understand if they wish to leave everything to hosts.
