2 baths Fresh white walls and floors give a contemporary beach house feel to this traditional cottage, together with stylish furnishings and a log burning stove.
The space
A cosy and welcoming sitting room with a galley style kitchen is well equipped with french doors leading into the private garden. Both bedrooms are bright with ample storage; the master bedroom has a double bed with dressing room and en-suite bathroom. A ground floor wet room shower is useful after a day on the beach. Continuing the beach theme with decking and shingle, the garden is divided in two, with a picket fence and gates, and has raised herb beds and a sun room/studio, perfect for reading, painting or for the children (or parents) to escape to!
Sitting area: with a white, painted, wooden floor, two Poang chairs, Chesterfield style sofa, wood burning stove and flat screen TV.
Dining room: with a white, painted, wooden floor, white wooden table and four dining chairs
Kitchen: A range of bespoke fitted units, electric double oven and a 5 burner gas hob, fridge/freezer, dishwasher, microwave and washer/dryer
Wet room: A large pan head shower, washbasin and wc.
Master bedroom with en-suite bathroom and dressing room: Victorian style metal frame double bed with fine white linen, bedside table and lamp, chest of drawers. Dressing room with open, full length wardrobes leading to the ensuite bathroom with wc, inset wash basin, bath with overhead shower.
Twin bedroom: Metal frame single beds with fine white linen, bedside lamps, Victorian fireplace (not in use) and wardrobe with drawers
Outside: Fully enclosed garden with table, chairs parasol and sun room/studio.
Heating: Central heating plus a wood burning stove.

Local Pub... The Crown, Sole Bay Inn and The Lord Nelson all just a short walk.
Local Shop... A Londis convenience store is a short walk away and there is a good choice of independent shops in Southwold High Street including The Black Olive Delicatessen, Two Magpies Bakery, Mills Family Butcher and an East of England Co op store.

As soon as we walked through the door, we already knew we were going to have a great stay. The entire place is beautifully decorated and presented in a very clean and stocked with goodies way. We had everything we needed. The Beds were clean and very comfortable. The bathroom was also great. Plenty of towels were provided for all of us. Great storage for clothes and amenities. We didn't really have any communication with the owners, because everything we needed was provided and clear instructions were provided for things we didn't know, like the dishwasher, internet, tv etc. The location wasn't central, but it was a walk away from the beach, shops and restaurants.

A comfortable, clean, well equipped cottage, nicely located and just a short walk away from Southwold town and the coast. Parking on the street outside was not an issue. Great little corner shop just a few steps down the road.

We found in Simmons Cottage everything we wanted for a few days break. We were especially impressed by the amount of toys etc that were available for our almost 2 year old granddaughter! Thoroughly recommended.
