A key selling point of this holiday home is its location - just a ten-minute walk from Southwold with its sandy beach, colourful beach huts, iconic pier and vibrant high street full of independent shops and eateries. So, with unrestricted roadside parking, you can leave your car and explore on foot.

The space

GROUND FLOOR
You're welcomed from Sandy Lane into a small lobby with a door opening into the spacious living/dining/kitchen where the stairs rise to the first floor and the bathroom sits through a door at the back of the cottage. A door from the kitchen to the garden makes it convenient for dining outside and saves sandy feet and beachwear from traipsing through the house.

LIVING/KITCHEN/DINING ROOM
A lovely light contemporary open-plan room which has been well designed for sociable holiday times with family and friends.
The kitchen has a ceramic tiled floor which nicely divides it from the dining area. Freestanding appliances include an electric double oven with gas hob and extractor, a microwave, an under-counter fridge and separate freezer, washing machine, dryer, dishwasher, kettle and toaster.
The dining area has a farmhouse-style table with four chairs and a bench, plus a Welsh dresser stacked with crockery for your use and a handy under-stairs cupboard.
A comfy corner sofa is positioned in the living space so you can sit back and enjoy your chosen programme on the TV or a DVD from the selections provided. There are a couple of leather bucket chairs too and occasional tables too.

BATHROOM
Natural light comes through the window here and the room's fitted with a bath, shower, WC, wash basin and heated towel rail (towels provided).

FIRST FLOOR
Carpeted stairs lead from the open-plan living room to the first floor landing with doors to the double and twin rooms as well as the cloakroom

DOUBLE BEDROOM
Wake to the sunrise over the sea in the distance. This room is furnished with a king size bed, bedside bookcases with lamps, a chest of drawers, a wardrobe and a mirror.

TWIN ROOM
Sitting at the front of the house, this bright and colourful room has twin beds, a bedside table, a wardrobe, a chest of drawers and a mirror.

CLOAKROOM
Conveniently located off the landing for all guests to use. Simply with a WC, wash basin and Velux window giving natural light.

OUTSIDE
The south/east-facing garden is partially paved with a gavelled area interspersed with small plants. There's a table tennis table (bats and balls provided), plus two dining tables with eight chairs making this the ideal spot for breakfast. It is overlooking but fully fenced so safe for children and dogs, with a gate at one side leading to the front of the cottage so you could wheel bikes around to store at the back. The owners have left windbreaks, deck chairs and other useful beach gear for you to use. The walk to Southwold takes you along a lane close to the house directly to the pier end of the beach; alternatively, go to Might's Bridge and take the footpath across meadows to the pier or to Bailey Bridge and the harbour.

Very much a seaside vibe very well equipped kitchen, the cottage is deceptively spacious both inside and the garden area. Some lovely pieces of well chosen nautical art work throughout the property. Main bedroom lacking a bit of space when getting in and out of bed. Front bedroom there were issues with one of the blinds not working properly. Very convenient for the town and a super little shop on the corner selling everything for one's stay. However felt there could have been some sort of welcome pack i.e. tea, coffee after a long drive.

Great little house which due to floor layout felt really spacious downstairs. Easy to find via Google maps. Bedrooms were perfect for us and two teenage children. We would definitely return as great location and a really homely feel. Kitchen was well equipped too which suits us as we like to prepare some of our own meals. All in all a great place to stay!

Enjoyed our short stay. Struggled to find the property initially. Parking on the road was not a problem. Took my elderly Mum with me and realised that the bath was higher than a standard bath so she was unable to have a bath or shower - thankfully we were only there for 2 nights.

A very convenient place to stay for Southwold. Did not use the car once over the weekend. An easy 15 min walk to town. The house is lovely and well equipped. Everything very clean and well presented. Bedrooms are small but beautifully furnished and felt cosy and at home. The only thing to improve was the twin bed mattresses could do with toppers. Could feel the mattress springs which was a bit uncomfortable. Also kids were disappointed that the table tennis table was not out as in the photos. If it’s seasonal then would be good to mention in the listing. All in all a lovely stay.

Very comfortable and clean cottage...a little tricky to find but once we did, it was great. Very peaceful surroundings with convenient shop at the end of the road and an easy stroll to Southwold. Kitchen very well equipped for cooking and nice outdoor space for sitting in the sun. Beds were very comfortable, however, the lack of a blackout blind in the main bedroom meant I woke really early both days. ...this could be easily rectified.

The cottage was clean cosy and comfortable. It was well equipped and loved all the artwork . The beds were very comfortable and we could see the sea from our bedroom. We had a very enjoyable Christmas in the cottage and appreciated the Christmas tree and the hamper . It was an ideal situation an easy walk to the beach and town. We had a perfect stay

Stayed here 6 years ago and it was just as great again. Lovely cottage. Very well stocked kitchen amenities and a great garden. Lots of games, books and dvds and good internet.
