This contemporary holiday home with parking and a sunny garden is just 15/20 minute walk to the seaside town of Southwold. Interiors are light and airy with a sociable and spacious well-equipped kitchen/dining/living space, a 2nd sitting room and three bedrooms on the first floor (king, double and bunk beds) plus the family bathroom.

The space

GROUND FLOOR
The entrance is through either the hall door or a stable door at the side of the cottage. The first door opens into the hall with the stairs ahead of you, the living room to your left and the kitchen/living/dining room to your right with a sliding door to the utility room with the back door and the cloakroom beyond.

ENTRANCE HALL
Conveniently fitted with hooks and a shoe rack, as well as an old sewing machine desk. Carpeted stairs rise to the first floor.

SITTING ROOM
This cosy room with an easy-to-operate gas wood burner effect fire has a generous sofa, a couple of chairs, cabinets, shelves with books for you to enjoy and the Smart TV.

KITCHEN/LIVING/DINING ROOM
A light and airy room where you’re sure to spend plenty of time with friends and family. The modern kitchen wraps around one end with units housing a waist-height oven and separate grill above it, a fridge/freezer with three shelves and two vegetable drawers in the fridge and three drawers and a shelf in the freezer, a dishwasher,
In the middle is the dining table with four chairs and, at the far end, there’s a sofa, chair and occasional tables and footstool beside doors opening into the garden so you can make the most of indoor/outdoor living.

UTILITY ROOM
A great space to offload sandy beach gear with a sink, washing machine, dryer and towel rail.

CLOAKROOM
Simply with WC and wash basin.

FIRST FLOOR
Wide but steep carpeted stairs rise straight up to the first floor with handrails on both sides. All three bedrooms and the bathroom open off the landing.

KING BEDROOM
Light floods into this spacious bedroom through big, shuttered windows which also have pretty voile curtains and a decorative fireplace. The bed’s king size and there’s ample storage in a free-standing wardrobe as well as a walk-in wardrobe and a chest of drawers, with a little wicker chair to use for bedtime stories.

DOUBLE BEDROOM
Sitting quietly at the back of the house overlooking the garden, this room has a double bed with bedside shelves and two chests of drawers as well as a wardrobe giving plenty of room for your clothes.

BUNK BEDROOM
Between the king and double rooms and also overlooking the garden. You’ll find sturdy full sized bunk beds, a chest of drawers and a wardrobe.

BATHROOM
A lovely modern bathroom with a rain shower and hand-held shower over the bath, a wash basin in a vanity unit, a cupboard, WC, heated towel rail with towels provided, and the joy of natural light through a light tube and the window.

OUTSIDE
There’s off-road parking for one car in a bay to the left of the garden gate and unrestricted parking on Princess Street if you have a 2nd car. The sunny south-facing garden runs down the side of this semi-detached house. It’s mostly laid to lawn with pretty country garden flowers and shrubs and a table with a couple of benches and a charcoal BBQ (please bring your own or buy from the village shop) for mealtimes and another bench for simply sitting and soaking up the sun.

LOCATION
Reydon is a modern thriving rural community just over a mile inland from the wonderful town of Southwold on the Suffolk Coast. It has its own rich and colourful smuggling history but nowadays you can buy your alcohol and groceries from one of the two local stores, with Boydens Stores at the end of the road selling a great selection of foods, basics and drinks; or enjoy a delicious dining experience at nearby The Randolph hotel. There are also lots of walks through Reydon Woods filled with bluebells in late spring or on the marshland that sits alongside the Blyth estuary which is a haven for wildlife and filled with sea lavender in the summer months.

Rustics was a good base for the activities & places we wished to visit whilst staying in Reydon near Southwold. We enjoyed some lovely weather although it was extremely hot on some days! Southwold has happy memories for me.

The cottage provided a comfortable stay for 2 couples to spend time in and have easy access to lovely Southwold. For information the stairs are steep but manageable with care. And the shower over the bath is uncomfortable for anyone over 6 foot.

Highly recommend this beautiful home. We were fortunate enough to secure a last minute booking, and it exceeded expectations. Stayed with my husband, in-laws and our dog and we all felt at home. Lots of space and the garden was an added bonus. The stairs are steep, and my in-laws (in their 80s) commented in this, but there are handrails on both sides & they were fine with them. Plenty of cups, plates, cutlery etc. and excellent storage throughout the house. The shop round the corner was handy & the local residents were friendly.

We've just returned from a 5 night stay. Overall we had a lovely stay. The cottage was beautifully decorated and welcoming. The downstairs toilet was a welcome additional we weren't expecting. The garden is beautifully maintained. There was a couple of small but well stocked shops nearby. Southwold is within really easy reach, the bus was quick, regular and reliable. It's only a 25 minute easy walk if you can mange it. We would definitely stay again if we were ever in the area.

Nice house, the photo of the outside may have been before the owners built their house in the garden. The garden is not as large as it looks in the photo. The cleaning company did not do a great job but not the owners fault and were apologetic and was asked if i wanted them to come back and clean. Please take all condiments, even salt and pepper as nothing there. A great place to visit surrounding areas
