Kitchen/living/dining room
The front door you enter the house through opens into a hallway with plenty of space to hang coats and store your outside shoes. Walk through to the Kitchen, the heart of this home, a large, cosy and traditional farmhouse in style. Boasting a two-oven Aga, a huge butler sink, a walk-in pantry, a dishwasher and a Nespresso coffee machine with milk frother, this kitchen is a delight to prepare and plan meals in. On the other side of the chimney breast that houses the Aga, the room opens out into a living area with a log burning stove, cosy chairs, sofas and a large coffee table, the perfect space for a morning tea, an evening cocktail or just to curl up and read a book. The dining room is situated in a modern extension off the kitchen and living area, it houses an enormous farmhouse table and two dressers stocked with crockery; the perfect place for a celebratory meal!
Utility Room
Enter through a sliding door off the dining room, the utility room is more of a second kitchen. A cupboard houses a washing machine and tumble drier, and under the worktop is a second dishwasher (ideal when catering for a house full!). The large fridge freezer is housed in this room, there is a double butler sink and storage for a food processor, cake tins, roasting tins etc… this is a house owned by and set up for keen cooks!
Drawing Room
The Drawing Room is situated off a grander entrance hall with a beautiful tiled floor and stairs that lead to the 1st floor bedrooms and bathrooms. A large and light room triple aspect room, retreat here to sink into the comfy chairs and sofa and relax in front of the traditional fireplace with a wood burner. The large smart TV is situated here (log into your own streaming accounts) or play one of the many board games or puzzles.
Study
The perfect quiet place for guests needing to get some work done, have a Zoom meeting or simply escape and read, this room is equipped with a large desk and shelves full of books.
Ground floor bedroom and en suite
With views of the back garden and the front lawns, this room can either be set up as a double with king size bed, or two small singles (make sure you let us know which configuration you would like in advance). The colourful rugs, panelled walls and walk clothes hanging space might make this room the cosiest in the house. The room also benefits from an en-suite open to the bedroom with a black and white tiled floor & shower cubicle, heated towel rail and large basin. The WC is in a separate room off the bedroom.
First floor
The staircase by the drawing room leads up to the first floor landing which stretches from the main bedroom on the left all the way to the other two bedrooms at the far end on the right. The centre of this landing overlooks the dining room from a galleried hallway with a wrought iron balustrade.
Main bedroom and ensuite
A King-size sleigh bed takes centre stage in this beautiful master bedroom. Decorated with leafy green wallpaper and ochre coloured curtains; furnished with bedside tables, a chest of drawers, a 1950s dressing table and a large woollen rug, this delightful room feels like a peaceful oasis.
Ensuite bathroom
Enormous and sumptuous this bathroom is pure luxury. The extra large double basin sits on top of an antique dresser base with a large well-lit mirror above it. Choose between a long soak in the clawfooted cast iron bath or the walk-in shower with a rainfall shower and handheld shower head. The room boasts underfloor heating and a heated towel rail.
Double bedroom
This room has a cottage feel, earthy tones and wooden panelling which together create a restful atmosphere, ideal for a good night's sleep in the antique wooden king size bed. The room is furnished with bedside tables, dedicated reading lights, a chest of drawers and a wardrobe. Unpack, relax and enjoy the view!
Single
At the end of the landing/hallway is a sweet room, with a single bed, chest of drawers and chair. The window overlooks the well-cared-for sedum roof, back garden and fields beyond. There is a single mattress under the bed if you need an extra bed but be warned this makes the room a very tight squeeze.
Family Bathroom
Next to the single bedroom, you'll find our newly renovated family bathroom. With its modern walk-in shower, twin basins, heated towel rail and WC, it's a fresh and bright space that adds a touch of luxury to your stay.
As soon aa we walked into this beautiful house we were overwhelmed by the fab layout and the bathrooms we all had were the icing on the cake. The kitchen was well stocked with everything we needed and we got on well with the Aga. The sound bar on the tv was great for the sound, although we only spent one evening in front of the television. We all lived happily in the kitchen and dining area cooking and having a great time in this perfect family space. The weather was great and we all wanted to sit outside in the sunshine but there were only Two sun lounger chairs which was a shame BUT we took chairs from around the kitchen table or used towels on the grass. The beds were great with quality bedding although the principle bedroom bed was very creaky! We loved that when you drove out we road you had to call the railway signal guy on the yellow phone to check we could cross the line. We will definitely be booking for next year if we can! nextnext
We really liked the character and comfort of this property. It’s well equipped and everything is easy to access, especially for a member of the party with limited mobility. The location is wonderfully peaceful and scenic. We were able to explore the local area so easily from here and it was always a pleasure to find our way through the little country lanes all around the house. It does feel like you’re staying in a real lived in country home, with beautiful artwork and antiques, which is a bonus if you’re looking for somewhere with a lot more personality than most holiday homes. We thoroughly appreciated the number of bathrooms and how luxuriously appointed and clean they were. Beds were beautifully made up with quality linens, but the agency does ask (nicely) in the information book if guests can strip the beds before they leave which does feel ever so slightly mean 😉 All in all it was very enjoyable staying here and we’re really glad we chose this home for our Suffolk trip.
Great stay. Location is beautiful and an easy drive to a number of beaches and sea side towns. House is stunning and true to photos
Staying at Red House Farm was an amazing experience! From start to finish, the entire process was smooth and enjoyable. The host was incredibly welcoming and responsive, making us feel right at home. The location was perfect, with easy access to nearby Southwold. The accommodation itself was clean, comfortable, and well-equipped with everything we needed. We especially liked the kitchen area and cozy fireplace. The attention to detail was impressive, and it was obvious that the host put a lot of effort into creating a welcoming and comfortable space for guests. Overall, we had a fantastic stay and would highly recommend Red House Farm to anyone looking for a wonderful experience.
Beautiful property, very spacious with a large garden. We were a group of 5 adults, a child and 2 dogs and it felt roomy. Kitchen was well stocked and the fire burner gave house a homely feel. Big waitrose about 10min drive in thd nearby village of Saxmundham. Southwolds only about 30mins drive away. Great pubs nearby and a nice coffee shop at the end of the road. Deducting a star as there was dust in a lot of areas and the main bedroom was absolutely freezing at night and had a very uncomfortable creaking bed. Aside from that we enjoyed our stay. Thank you
Clearly this is a property loved by the family who own it rather than a blank holiday cottage run by a chain - and we loved that about it. Versus other reviews I didn’t feel that there was any strange clutter - just toiletries, books, games etc in cupboards. I was pleased to see a cafetière and new peelers had appeared following the previous guests’ feedback. We also found the house more than warm enough for the time of year; we only lit a fire to benefit my elderly grandmother. The decor is wonderful, the downstairs bedroom suite excellent for less mobile guests, and we loved details like all the truly gorgeous crockery collected and displayed by the owners. It is important to know you are choosing a property with an Aga - if you are not confident using one that may make your stay more tricky. My only suggestion would be that given it is a family home and not an inexpensive stay, a microwave would be reasonable expectation and make all the difference when feeding young children.
Really lovely country escape for a quiet weekend away. It's a little rough around the edges compared to some of today's dedicated airbnb properties but it is a farm house after all and has its own charm. The bedrooms were well presented and clean with newly fitted bathrooms. We enjoyed the two fireplaces in the evenings as the property can be a little cold in the evenings but the novelty of having a log burner made up for it. The large open communal space and a huge garden were great for the kids and dogs. Despite a very well stocked kitchen we couldn't find a non-stick saucepan anywhere so all cooking had to be done in a skillet on the aga which was slightly temperamental but manageable. An easy thing to fix fo future guests.

As a family we loved staying in this peaceful large well appointed farmhouse. The house itself is beautiful, it's spacious and tasteful furnishings fit the house. Good range of bedrooms, most of them with en suites, kitchen is well equipped and everywhere is so spacious. We spent most of our time in the dining room area which has large doors opening out to the garden. The wonderful bakery, Pinch, is within walking distance where they sell delicious cakes etc. Location of the house is great for visiting beaches, Minsmere and lots of other attractions and then be able to come back to the peace and quiet of Red House Farm. We would definitely return.
