This family holiday home, with a large garden and parking, is close to Dunwich in the Suffolk Coast and Heaths Area of Natural Beauty. Interiors are exceptionally spacious and comfortable with a sociable kitchen/dining room, a beamed drawing room as well as a family/TV room. On the first floor are four bedrooms broken down into two kings, a triple with bunk and single beds, and a small double.

GROUND FLOOR

KITCHEN/DINING ROOM
Sure to be the hub of the holiday, the kitchen is a sociable place to prepare meals with a central island and is equipped with a Lancanche Range cooker with two ovens, a gas hob and warming drawers, a microwave, dishwasher, good sized freestanding fridge/freezer, Nespresso machine (remember to bring pods!), kettle and toaster.
The adjacent dining area has an impressive dining table with nine chairs, a well-stocked Welsh dresser, a side table and floor to ceiling windows allowing the light to flood in (unfortunately these doors can no longer be opened). There's a door from the kitchen to the patio for easy indoor/outdoor living in warmer months.

FAMILY ROOM
To the left of the kitchen/dining room is an opening and unique doors with stained glass windows taking you into this cosy family room with a stone floor and an Inglenook fireplace housing a wood burner. This room’s furnished with a sofa, coffee table and TV with DVD player and selection of DVDs. A door opens onto steep stairs rising to the first floor but we advise guests to keep the door closed and use the main stairs for safety.

DRAWING ROOM
A fabulous room full of light and character with windows to the front of the cottage, fireplaces at either end with wood-burning stoves and beams a plenty! Furnished with plenty of sofas around a unique sturdy bench with a TV in the corner for your entertainment. At one end up a step is an additional sitting area, ideal for some quiet time with a good book, with a door back to the kitchen.

UTILITY ROOM
Off the dining room with a washing machine and extra storage space.

SHOWER ROOM
Conveniently placed for when you're downstairs or when you come in from the beach with sandy feet and beach gear so you don't have to traipse it upstairs! Shower, wash basin, WC.

STAIRS
Carpeted open-tread stairs rise from the kitchen/dining room to the first floor, split into two with three bedrooms to the left and the fourth to the right with the family bathroom. Please note that the stairs aren’t ideal for toddlers or guests with mobility issues.

UPSTAIRS
Accommodation for eight guests broken down into 2 x king, 3 x single, 1 x small double

BEDROOM ONE
The handsome oak king size bed sits between bedside tables under the beams in this carpeted room. There’s a dressing table with drawers and ample storage in the built-in wardrobes.

BATHROOM
The bath sits under the beams (beware tall guests!) and there’s a wash basin, WC and natural light.

BEDROOM TWO
A good-sized family room with wooden floors, furnished with bunk beds (more suited to children than adults) and additional single bed.

BEDROOM THREE
The contemporary king size bed sits between bedside tables in this carpeted room. The sloping ceilings may be challenging for tall guests and there’s a very steep staircase from this room to the family room with a rope across as we recommend using the main staircase instead.

BEDROOM FOUR
At the side of the cottage, this room has floorboards covered by a large rug and a unique 4ft antique bed with bedside drawers. As the bed is quite small we consider that it is more suited to single occupancy.

OUTSIDE
The house is set back from the road and has a path to the left into the garden and a driveway with a gate to the right. There's a big patio running along the back with outdoor furniture and a charcoal BBQ (please bring your own charcoal), plus a huge lawn to run around in. Whilst the garden is enclosed it is not 100% secure for children or adventurous dogs so please keep an eye on them.

Beautiful cottage with ample space and some low beamed celings. The garden was ideal for family games and great to relax in as it was so peaceful.

This is a great house for a group holiday, - good sized kitchen, dining, lots of living space, comfortable bedrooms and a garden. Kitchen well stocked with pans, decent knives etc. We loved the village, the hollyhocks and the pub only a couple of minutes walk. Great for kids too. Dunwich Beach is glorious and the whole area is incredible for cycling - you can easily cycle from the train station mostly on single lane, little used roads. The only thing that let it down was that it lacked some useful basics. The listing said there would be oil in the kitchen, and shampoo, but we could find neither. Soap was two tiny bars, fine for sinks but would suggest you bring your own for showers. There was no tea, coffee or little milk like you often get even when not listed - appreciate they aren’t on the listing but those little details make a difference. Not a big deal, just meant no tea until our shop arrived later. Perhaps less an issue if you travel by car and can bring. Otherwise, lovely!

The cottage is really very lovely, characterful, comfortable and spacious. The village is quiet and well located for exploring our favourite places nearby but this stay was massively blighted by the neighbour on our arrival who took issue (an understatement!) with the sound the gate made on securing its closure. In a later discussion where we tried to make sense of the threats around the gate use and the extremely hostile approach we were told he didn't mind 'outsiders' so long as they 'respected the rules of the village'. We were unfortunately very conscious for the rest of the stay. This may have been an isolated incident as guests would we assume use the gate to park their car safely at the property. If you are thick skinned then this might not affect you. We are very respectful of the properties and neighbours wherever we stay and have never had anything like this happen to us before. We left a day earlier than planned in the end.

This is a fantastic property. really beautiful building, interiors are excellent - lots of character, nice furniture and kitchen and equipment in kitchen. new spotless bathrooms. Like a home. Great village pub - the Bell Inn, not far from Southwold. We stayed for 2 nights and had a wonderful long weekend. The size of the house is great - plenty of space for a family of , plus a grandmother, plus another bedroom we did not use. Can't really fault it.

Charming house, full of character and a very peaceful setting. Loved the open kitchen and dining room with bifold doors to garden. Lots of space for family and the garden is immaculately maintained. Locals very friendly and very nice local pub, The Bell Inn, which we visited often. Short walk to local park. Loved the local village which was very quiet.

We had the best time! The garden was so nice for our family trip and our dog could run around happily, as it was nice and secure. So close to great beaches and wonderful Walberswick. We would love to go back!

One of the best holiday locations we have ever had, the garden was large and secure for our English Setters, there was lots of space in the cottage, everything was there, sheets , towels , Nespresso machine was a nice touch. The cottage is a lovely listed building that is both quirky with fantastic interior character, we all just loved the house. The setting in Middleton is so quiet , some evenings all we could hear was the Morris men at the Bell in just down the road or just total silence. The bell in is great for food , remember to book though, another place to eat is the Poachers pocket, well worth the 12min drive. We were also glad we took our Firestick to plug into the main TV , as there isn't any terrestrial TV at the house, that gave us all the TV we wanted , specially the 20/20 cricket on YouTube, the WIFI was reliable and stable. We have all said we will come back here as it was so wonderful and peaceful. My only little criticism would be the range cooker , needs a clean.
