2.5 baths There’s plenty of room for ten guests to congregate with a sociable kitchen/dining room opening into the garden for easy dining in the fresh air; a drawing room and a TV room giving ample space for guests of all ages to relax; a fantastic games room for some fun times; a cloakroom; and a useful utility room for storing beach and walking gear. A grand staircase takes you to the first floor where you’ll find all six bedrooms, two bathrooms, and an additional cloakroom. Two elegant and generous bedrooms sit in the bay windows at the front of the house with super king and king size beds; there’s an additional king with a garden view; a double; and, finally, a twin and bunk bedrooms overlooking the recreation ground and Alde Estuary in the distance at the back.
There is a sunken hot tub in the decking which adds a bit of luxury all year round. Please be aware that in order to minimise environmental impact and unnecessary water waste, there is a £250 charge if you wish to use the hot tub. Please book this at the time of booking.
Kingsfield House is located in a secluded spot on Park Road, just a few minutes’ walk from the bustling high street with its independent shops, eateries, galleries and cinema to explore; and equally close to the sea and shingle beach strewn with fishermen’s huts. The generous garden wraps around three sides of this holiday home, hidden from view by a wall with plenty of space for the little guests to run around. A raised deck is furnished for long lazy lunches and, when the sun sets, you can retire to the sunken seating area to stargaze with the warmth of the fire pit. There are three/four cars in front of the property.
ENTRANCE HALL
You’re welcomed into a beautiful big entrance hall with wide carpeted stairs rising to the first floor ahead of you and doors opening to the games room, living room and drawing room on either side and the kitchen at the back. There’s also a door to the garden.
KITCHEN/DINING ROOM
This well-equipped kitchen is ideal for entertaining with family and friends. The table is large enough to seat 12 guests and there's a sofa and a comfy chair so you can sit and chat with the ‘chef’ (we know some excellent caterers if you’d like to arrange a celebration meal). The door to the deck makes indoor/outdoor dining easy.
Kitchen units wrap around two sides of the room with a big central island giving extra prep space. Equipment includes an Aga with two ovens and two hot plates, a Bosch electric oven and four ring hob, a dishwasher, a large Bosch fridge with seven shelves and two salad drawers, a wine fridge, a microwave, a kettle, and a toaster. A small freezer is housed in a cupboard off the hallway where there’s also additional storage.
DRAWING ROOM
Light floods this elegant room in the spring and summer thanks to the French doors to the garden and a tall bay window; the open fire makes it cosy in the autumn and winter months. Furniture includes three generous sofas, a footstool, an eclectic mix of side tables, and a bookcase full of reference books and novels to choose from.
FAMILY/ENTERTAINMENT ROOM
It’s great to have a choice of rooms for family gatherings and this cosy room with its open fire has a large TV with a DVD player and a good selection of DVDs to choose from, as well as a CD player and a wide choice of music, plus a cupboard heaving with games for all ages.
GAMES ROOM
Guests are sure to have some fun times in this grand room with its pool table and a darts board with a sofa sitting in the bay window for spectators!
UTILITY ROOM
Off the games room with an outside door. There’s plenty of space to store outdoor, beach and sailing gear here, and it’s conveniently fitted with a washing machine, a dryer, an airer and a door outside for easy access.
CLOAKROOM
Furnished with a WC, a washbasin and storage space.
UPSTAIRS
All six bedrooms are accessed from the landing which sweeps around the staircase. Accommodation for the 10 guests is made up of a super king, double, twin, and children’s room with bunk beds, Bathrooms – there are two bathrooms off the landing, plus an extra WC on the first floor and one on the ground floor (four toilets!).
Whilst there is accommodation for 12 guests and all beds will be made for you so you have a choice, the house is strictly available for ten guests only and we ask you to respect this restriction.
BEDROOM ONE
Wake to the sunlight streaming in through the bay window in this gorgeous room with its ornate fireplace (ornamental only nowadays!). The super king size bed sits between bedside units, an antique sofa sits in the window and there’s an interesting collection of furniture so you can unpack and fully settle in. Doors open to the side landing for easy access to the twin, double and bunk rooms; and to the main landing with the stairs.

The large bath sits beneath the window and there’s a separate double shower cubicle with a shower attachment, a WC, a wash basin, and a towel rail.
BEDROOM TWO
Relax on the chaise longue with a good book in this delightful bedroom which is also located at the front of the house with a beautiful bay window. This room has a king size bed between bedside drawers and plenty of storage with a wardrobe and chest of drawers.
BEDROOM THREE (King)
Looking over the garden at the back and the side, this exceptionally light room has a king size bed between bedside drawers, an attractive sofa under the window so you can retreat for some quiet time, a wardrobe, and a chest of drawers for your clothes.
BEDROOM FOUR (Bunk beds)
Overlooking the garden and Kingfield beyond, this room has sturdy bunk beds, a chair, a bean bag, and a couple of bookcases filled with stories to keep little guests amused.
BEDROOM FIVE (Twin)
Sitting quietly at the back, furnished with twin beds, a bedside cabinet and ample storage in a wardrobe and chest of drawers.
BEDROOM SIX (Double)
Sitting at the side of the house with a double bed between drawer units. with a chair in the corner.
WC
Close to the twin and bunk rooms, simply with a WC.
BATHROOM
Conveniently located for guests in the twin, bunk and double rooms, this lovely light room has a bath fitted with a hand shower attachment, a separate shower cubicle, a wash basin with storage beneath, a WC and a heated towel rail (towels will be provided for all guests).
OUTSIDE
Wonderfully laid out to cater for guests of all ages, the garden is cleverly designed into ‘rooms’ with plenty of lawn for children to run around, surrounded by a wicker fence for privacy. Outside the kitchen, there’s a raised deck with a dining table, benches and chairs inviting you to enjoy long lazy lunches, with a Weber Q 2000 Gas BBQ with a stand provided too. When the sun sets you can step down into a secluded area with ample seating to relax around a fire pit.
The house is located on the corner of Victoria Road and Park Road and parking is on the roadside in a lay-by for guests' use only, with the gate to the garden conveniently beside the parking space.
Please note that the hot tub is unsupervised and guests use it at their own risk.
The owners of Kingsfield House and Suffolk Secrets accept no liability for injury, loss of life and/or property, damage or expense, including, without limitation, attorney's fees and cost of litigation, resulting from any and all swimming pool accidents or incidents occurring at the property during the period of the holiday/vacation let. Professional maintenance of the hot tub will be carried out before and after your stay.
Hot tubs can be extremely dangerous therefore children must be supervised and no single use is permitted for your own safety.

TERMS OF USE:
For sanitary purposes please shower before using the hot tub to remove any products such as body or sun tan lotion.
Children under the age of three are not allowed into the hot tub and children under the age of 12 must be supervised in the hot tub at all times by an adult.
Children must also be supervised in the garden to ensure that they do not climb into the hot tub.
No glass, breakable items, or products such as soap or bubble bath are allowed in or near the hot tub.
Please keep noise to a minimum at all times to respect the neighbours.
For sanitary purposes, we respectfully request that all children who are not fully potty-trained wear swim nappies.
Guests are advised to exercise extreme care at all times.
We had a lovely 3 night stay at Kingsfield House. There were 10 of us – 6 adults (3 couples) and 4 children. The house is a substantial family home ideally situated just outside the town - maybe about an 8 minute walk away. It’s a few minutes away from a Tesco and a Co-op and is very quiet. The house is homely - comfortably and tastefully furnished and there are lots and lots of books and DVDs and CDs to keep one entertained. The bedrooms are spacious and comfortable although we were puzzled by the lack of wardrobes or hanging space for clothing. There is a large kitchen which is very well appointed with an Aga etc and plenty of seating space for the 10 of us. There are 3 reception rooms one of which has a snooker table which provided hours of fun. The house is surrounded by a mature and well tended garden and well equipped with outdoor seating and a fire pit. Recommended.
We loved our stay in Aldeburgh for my sisters’ birthday! The house was perfect for our group, including a dog, with lots of spaces to share or to have some down time separately. The location was great for walking to the Aldeburgh town centre/seafront, and close to Tesco Express and the Co-op for conveniences. A beautiful home with a gorgeous garden, perfect for the summertime. Good communication from Stay in Suffolk and quickly resolved an issue that arose with locating the key safe.
We spent a lovely few days here with the wider family and pooch, the house is very spacious and the garden and decking was very pleasant in the sun. Some parts were a little tired, but it didn’t really detract from our stay. The kids loved it! Would return when staying in the area again. Thanks for having us.

We loved staying in this beautiful house that was very welcoming and comfortable. The hot tub, log fire places and games room were wonderful. The beds were very comfortable and the kitchen accommodated all 11 of us plus our 4 dogs perfectly. Garden is beautiful but not secure so dogs had to be kept on leads. Will definitely recommend
We had a good time in Aldeburgh with children of varied ages and à dog. The house was easy to manage, nicely and simply decorated with plenty of plates, cutlery et etc. would return happily.

We had a great stay in Kings Field House. Plenty of space and fantastic amenities. We did find that it wasn’t as dog friendly as first thought as our dog get getting out of the grounds (under a wooden gate) and on 2 occasions a guest was stung by wasps. There seems to have been a nest in the guttering of the property whilst we stayed there. This impacted our stay as we was unable to leave windows open in the day for fear of them coming inside the house.
Wonderful stay with our extended family. Great location. The hosts are very responsive and helpful. The house is a great size and nicely decorated. The garden is beautifully landscaped and a wonderful space to spend sunny days.

An excellent property in a fantastic location that catered for our large family group and 2 dogs. Property is a little tired but to be expected but garden immaculate. Local.b pub , playing field and tescos within a stones throw and only a short walk into town and the beach. Check in was easy and communication when required was good. Overall we were very happy and would return.
