The space

ENTRANCE HALL
A warm welcome with hooks for your coats, shoe rack and baskets for your footwear and console table for your keys. The majority of the house has light oak wooden flooring with carpet in the bedrooms and tiles in the bathrooms.

LIVING/KITCHEN/DINING ROOM
A glass door opens from the hall into this wonderfully light room is cleverly designed for easy living, and socialising with friends and family. A sturdy dining table with four chairs sits by the door in front of the kitchen, overlooking the garden, with ample place to store your groceries and integrated Neff oven and ceramic hob with extractor, dishwasher, fridge with five shelves and salad drawer, freezer with two drawers (one classed as a BIG box!), microwave, Nespresso machine (a few will be provided for you), kettle, and toaster.
Surrounding the modern wood burner (bring/buy your own logs etc. please) in the living space are a comfy sofa, a couple of retro-style chairs and coffee tables with a couple of dressers housing glassware. There's a TV, and Sony speaker so you can connect to your favourite reading or music apps, a good choice of books and a few games for your entertainment.

STUDY
A great addition, giving space to work at the desk, sit quietly with a book or watch your choice of programme on the large flat-screen TV. There’s also a sofa bed here which can be made up if requested in advance but only for four guests, i.e. preferring to have a separate bedroom (hence the property is listed as three bedrooms). A big cupboard with items you may need during your stay and also some hanging room if needed.

BATHROOM
Conveniently located off the hallway for guests throughout the day but also those staying in the back bedroom. There’s a super long bath with adjustable shower over and shower screen, WC, natural light over the wash basin and heated towel rail (towels provided)

FRONT BEDROOM
Luxuriously large double-aspect bedroom with a super king bed taking pride of place between neat bedside drawers with a shelf. There’s a handsome wardrobe with ample space to unpack.

EN-SUITE BATHROOM
You’ll really feel you’re on holiday relaxing in the claw foot bath under the window in this massive bathroom which also has a double walk-in shower with rain and hand-held shower heads, a WC, wash basin, dressing table and heated towel rail (towels provided).

BACK BEDROOM
Wake to the sunrise in this bedroom with a massive window overlooking the garden. A zip and link bed can be configured into a twin or super-king bed (it'll be made as a twin so be sure to request a double if needed when booking) and has bedside drawers with an additional chest of drawers and a chair.

OUTSIDE
The gravel drive is accessed from Snape Road and has room for two cars. At the back is a big fully enclosed garden with gates on either side of the house leading to the front drive, bordered by a high hedge and fence, and mostly laid to lawn. A wonderful raised deck with lounge seating invites you to relax in the sunshine, and there’s an additional covered patio by the living room which catches the sun in the morning and has a charcoal BBQ on it so you can cook close to the kitchen. Whilst we feel that the garden is very safe and child and dog-proof we cannot accept any responsibility if a dog gets through or over a fence or out of a gate.

Lovely property, garden was ideal for two dogs, all secure. Garden furniture was much used as weather was exceptional. Nice walk to Snape Maltings. Beds very comfy, lots of hot water for big bath or large shower. Kitchen was well supplied with easy to use appliances too. No faults at all.

Had an excellent time at the property, the study room with the TV was especially useful and cosy. A great team, and a great location!

Spacious property, comfortable stay. Nice and clean, everything working. Great sized bathrooms and bedrooms. Southwold and Thorpeness etc within a short drive. Would stay again.

What a beautiful house! We were thoroughly spoilt with the absolutely enormous en suite in the master bedroom, huge, very comfy beds, lovely open plan kitchen and enclosed garden. The little seating area in the garden was a lovely touch. The kitchen is well equipped for cooking and we even had a ready supply of dog treats (and poo bags) for our two Labradors to enjoy. Stay in Suffolk have really thought this place through and it’s a wonderful place to stay, close to pubs, Snape Maltings, beautiful footpath walks and within a short drive of bigger towns for restaurants and shops.

A lovely 'home from home' property, ideally placed to explore this area of Suffolk and all it has to offer. Clean, comfortable and relaxing, with everything needed to be able to chill and recharge after a day out exploring. Thank you

We absolutely loved our stay at Festival House. It’s spacious and uncluttered, with a secure garden which gets the sun all day. The rooms are large and airy, and the decor is tasteful and a little funky. The kitchen is well equipped (apart from the cutlery) and the showers are powerful with plenty of hot water. The bedlinen is lovely and the bed is big and comfy. Snape is a lovely area and Aldeburgh and Southwold are within easy reach, with several pubs within walking distance.

We had a fantastic stay in Snape and couldn’t have asked for a better place to stay. The house was light, airy, and beautifully presented, with a smart and stylish feel throughout. It was exceptionally well equipped, with everything we needed, and everything worked perfectly. We felt very welcome from the moment we arrived, especially with the thoughtful bottle of Prosecco waiting for us – such a lovely touch. The beds were incredibly comfortable, and we all slept really well. The house was both practical and relaxing, making it easy to feel at home straight away. We thoroughly enjoyed our stay and would happily return. Highly recommended!

The location was great. The house was lovely and comfortable. The garden was very nice. The weather was unbelievably fantastic. The surrounding area is stunning but the alarm clock peacock needs to give his head a wobble. The wildlife in the back garden and the surrounding area is fantastic
