The space

You’re welcomed into the hallway of this mid-terraced town house with the living room on the left, leading through the dining room to the smart kitchen/breakfast room at the back where doors to open to the courtyard garden. Carpet runs through the ground floor, other than in the kitchen, and up the stairs which rise straight to the first floor with a railing to steady you.

KITCHEN
Perfect for catering for eight people, this super modern kitchen is equipped with a Fisher and Paykel American style fridge/freezer; an oven plus a grill, a combi oven/microwave and a warming drawer; a dishwasher; a Nespresso coffee machine with a frother, (please bring your own original sized pods); kettle; and toaster. The central island is a sociable place for preparing meals with four bar stools, and there’s a 2nd sink, plus a large TV in the corner. Double doors open into the courtyard, making it ideal for dining in the sea air when weather allows.

LIVING/DINING ROOM
The massive U-shaped sofa invites you to sit back and relax whilst watching the TV or a DVD, or choosing a game to plan on the central coffee table. Enjoy dining with family and friends at the chic dining table with eight chairs and a door to the internal courtyard for some fresh air if you wish.

CLOAKROOM
Simply fitted with a WC and wash basin with storage beneath.

FIRST FLOOR
BECDROOM 1 WITH EN-SUITE SHOWER ROOM
Light streams into this lovely big bedroom through the skylights over the super king size bed. There’s ample storage for your clothes in wardrobes and drawers, plus a bench seat with the wall mounted TV above it.
The en-suite has both a rain and a shower wand in the shower cubicle and there’s a wash basin with storage drawer, a WC, heated towel rail (towels will be supplied for all guests), and natural light.

BEDROOM 2
Quietly located at the back of the house over the inner courtyard. Twin beds sit either side of bedside drawers and there’s plenty of space to unpack and settle in with a wardrobe, chest of drawers, and a wall mounted TV. The beds are zip and link so please be sure to let us know when you make your booking if you want them made into a super king.

BEDROOM 3
Overlooking the high street this room is furnished with a super king zip and link bed (made as double unless you request twin), bedside drawers, and has storage in a large wardrobe with shelves and hanging space, plus a wall mounted TV.

BEDROOM 4
Also sitting at the front of the house, this equally lovely bedroom with wall mounted TV has a super king zip and link bed (made as super king unless requested as twin when booked) with bedside cabinets on either side and storage in a drawer beneath the bed and on a attractive towel rail.

FAMILY BATHROOM
A chic bathroom with natural light, fitted with a hand-held shower and shower screen over the L shaped bath, a WC, wash basin with drawers, and a heated towel rail.

LOCATION
Located at the far end of the high street, literally round the corner from the sea and the promenade, 248 is conveniently close to the the heart of town, the Brudenell Hotel, The White Hart and the famous Aldeburgh Fish and Chip shop. The front door opens onto the high street and the back gate opens from Hertford Place into a sunny fully enclosed courtyard garden.
There’s restricted parking directly in front of the house and a car park about 5 minutes’ walk away at Fort Green. There is occasionally parking available on the drive at the side of the house with access to an EV charger, please enquire if you'd like access to this and we will confirm on an individual basis.
