The perfect holiday home for both the winter and summer months in the popular seaside town Aldeburgh!

The ground floor comprises of two spacious reception rooms with fabulous log fires in the living and TV rooms and an outside terrace, this property ticks many boxes. It also boasts a well equipped kitchen / dining room.

The space

GROUND FLOOR
You're welcomed into a hall with hard flooring running through most of the ground floor and carpet in the living and TV rooms. There are hooks for your coats and handy crates for footwear. The living room to your left, followed by the TV room with the kitchen, utility and cloakroom at the back.

LIVING ROOM
A generous room with a beautiful bay window with window seat and additional seating with sofas and chairs. There's a coffee table, couple of chests of drawers with games for you to enjoy and an attractive desk for those wanting to do some writing or work. The open fire is an added bonus on cooler days (wood and kindling not supplied).

KITCHEN
A great place for family and friends to congregate with a door into the garden encouraging indoor/outdoor living..
The dining area has a handsome farmhouse style table with bench seating on two sides and seven dining chairs plus a little arm chair and a desk.
The kitchen sits down a step with plenty of units and appliances comprising a waist height oven and separate grill, a big fridge with six shelves and a drawer (perfect for guests planning a delivery) a dishwasher, a toaster, a kettle and 2 cafetieres (no coffee machine).

UTILITY/CLOAKROOM
Very handy when you come in from the beach as there's a washing machine, dryer plus the ironing board, iron, clothes horse, broom, mop and bucket. There's also a full sized upright freezer with five drawers and two shelves.

TV Room
Comfortable television room with a sofa, three chairs an open fireplace and plenty of games / books to enjoy

FIRST FLOOR
Stairs with stair carpet and handrail rise to the split landing with the twin

TWIN (Bedroom 1)
At the back of the house with twin divan beds, a stool, bedside drawers and wardrobes, one with hanging and the other shelving so you can unpack and settle in.

FAMILY BATHROOM
A pretty room with natural light. The bath has a shower attachment over it and there's a WC, wash basin in vanity unit and a towel rail with towels for all guests provided.

MAIN BEDROOM WITH EN SUITE SHOWER ROOM (Bedroom 2)
Up a couple of steps and sitting quietly at the back overlooking the garden. The king size bed takes pride of place between bedside drawers and there's ample storage in a built in wardrobe with hangers and shelving.
A compact en suite with a shower attachment in the cubicle, wash basin, WC and heated towel rail.

FRONT ZIP AND LINK BEDROOM (Bedroom 3)
A lovely light room with a sash window and ornamental fireplace. The zip and link beds can be made into a super king or twin beds - be sure to let us know your preference well before arrival. There's hanging space, shelves, bedside units, a chair and a chest of drawers.

SINGLE/TWIN (Bedroom 4)
Also at the front, this room can be arranged as a twin with with two single beds or as a single (please request when booking), There are bedside shelves and a chest of drawers.

OUTSIDE
The courtyard style garden is fully enclosed and accessed from the kitchen with a gate leading to a path at the back which is handy for taking the bins out or wheeling a bike into the security of the garden. There's a table and chairs plus a charcoal BBQ. Hartington Road has unrestricted parking.

We were a three generation family staying for a long weekend. The property was the nicest we’ve had in Aldeburgh; spacious and well equipped. It’s close enough to the beach and the high street (5 minute walk) so very accessible for anything we might have needed. We’d definitely book this property again

Great location for Aldeburgh main road to shops, and restaurants. Parking outside was challenging on arrival due to Bank Holiday and other visitors, but rest of week was fine. There is parking in other roads in close proximity. It was very peaceful at night, and quiet in town first thing. The local fish and chips should not be missed, but gets very busy. There are two, both from same business with same quality food. Stay in Suffolk were great at responding to queries before and during stay.

Perfect for us. We just needed somewhere comfortable to sleep and shower and make drinks in the morning really, as we went out for food, and only briefly used the TV and garden and other facilities. One of the beds was a touch uncomfortable. The heating came on very hot overnight and it wasn’t easy to understand how to control it - a summary of how to set the heating and hot water is needed really (apologies if we missed it). Sorting the bins out is always a bit of a faff with Airbnb - don’t quite get why that can’t be included in the service if we separate out recycling. Loo roll was pretty low quality, so we bought (and left) some Andrex. Some Airbnbs do something for the second ‘b’, e.g. some cereal and milk in the fridge I’ve had before, but this wasn’t one of them. Would be a nice touch… But overall very satisfied with our stay.

Four old mates meeting up in Aldeburgh to reflect on the pass, tease each other about past experiences with lots of joviality and laughter. 18 Hartington provided exactly what we wanted, accommodation and facilities. Most satisfied.

Fantastic stay. I read a few reviews beforehand about the house being a bit tired and in need of some tlc. This is perhaps true but i felt was reflected in the price. This is a really spacious family house, very comfortable and lots of social space. We felt right at home immediately. Its 2 mins walk to the high street or beach, there was parking on the street outside. We were a party of 4 friends and 2 dogs. We spent the most time laughing round the enormous kitchen table. We would absolutely come back again.

Great stay in a huge house just 2 minutes walk from the High Street and 5 minutes walk from the sea. Excellent communication. Lovely big kitchen table for meals and games and a big table outside (but too cold for us). It’s a “lived in” house rather than a show home but that suited us and Toffee the spaniel fine. Good seaside and marshland walks. Tesco’s Metro on the way in for provisions and a Coop on the high street. A great way to see in the New Year with a fireworks display on the beach and - if that’s your thing - there was a triathlon as well on New Year’s Eve.

The perfect house for a family get together with a large open plan kitchen diner. Easy walking distance to shops and the beach. The only downside is that it needs a lick of paint throughout and the soft furnishings and carpets all need replacing.

We stayed there as a group of 6 (4 adults, 2 teens). We loved the location (5 min from the beach and restaurants/shops) the spaciousness of the house, with its two lounges (meaning that some could watch TV in one room and others could sit quietly to read books or chat in the other without disturbing the others). The kitchen was also very spacious with a huge table, perfect for family meals and playing board games (we also appreciated the books and board games in the lounge). Very responsive host. A really enjoyable stay.
